Rewire and GCH in one bed flat (Edinburgh)

We're looking to refurbish our rental property but some of the quotes we've had are astronomical.

It's a small (<40 sqm), one bed, ground floor flat. We were planning to rewire and put in GCH. The property does not currently have gas but the pipe is right outside in the communal hallway as all the neighbours have had gas installed. The property is currently empty with no furniture so access is straightforward.

The quote we've just received is £3250 for the rewire (includes consumer unit) and £5000 for the GCH installation (includes removal of cold water tank). Another quote we've had for the GCH is just £3k (about what we were expecting).

These quotes seems extremely high to us, much more than we are about to pay for our two bed house in York. We are waiting for more quotes but if they're all this high we're going to have to have a serious rethink about our plans.

Can anyone shed any light?

    The most expensive cist if the GCH is bringing the gas in from the hallway. This will haveo be connected to a meter and only Transco (or whatever they are called now) can do this. You need to check that your quotes include rhis.

    The only thing you can do is to get other quotes to see if the prices are comparable.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    Turns out it doesn't actually include bringing the gas in so even higher than we thought!

    It’s a rental property you make money on you simply need to find out what’s tax deductible to an extent if its all deductible quotes they give are immaterial your not paying for them? Hunting around for low quotes is not the priority finding out what you can claim back is? Yes you have to find the money but you choose to become a landlord know that the property needs renovation so as a business you should have the funds or not be in it?

    Sounds perfectly reasonable to me. I'm based in Edinburgh as a bathroom fitter and know the prices

    Can recommend 2 local firms,might work out a little cheaper

    You don't understand tax.

    Firstly, capital works don't get income tax relief.

    Secondly, the tax man doesn't pay for allowing f it. You only get tax relief at your basic income tax rate. So if you are a20% tax payer, you only get 20% relief on the amounts, not 100% as you imply.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    You don't understand the multitude of variations ... :rotfl:

    There are ways to claim more than the basic rate, Ask your accountant and if they don’t know get a better one. Different tax breaks/allowances etc to cater for the multitude of ways property can be purchased, what you can claim based on when purchased, way its rented to whom and how , who can use it the list is endless,,,,
    Not to mention type of lease duration term conditions etc...If they own the freehold is it purely/partly residential /part commercial, joint owners, type of loan etc etc

    Poster doesn’t mention how its set up just that it is rental, Different set ups different ways find out first ? You believe that it’s only “capital works” that your prerogative others would certainly disagree.

    You mentioned 100% I didnt? As you have they might also want to check out grants e.g. ECO Affordable Warmth Scheme etc may be [FONT=&quot] available or there eligible[FONT=&quot], [/FONT]I'd explore [FONT=&quot]all [/FONT]avenues prior to quotes then make judgement and quotes fit in with requirements based on that information ?[/FONT]

    GSH engineers there to fit boiler and pipework to meter etc anything else is beyond there remit and always has been so would never be included in quote….??? Supply meter etc always been down to client,

    Having just re-read there post I'd say depending on lease there most likely going to need freeholders permission to do so flue etc [FONT=&quot]I’d advise they check lease etc before getting quotes,,, [/FONT]


    Poster should also check out new supply/installation rules, regs, cost very unlikely they'd take it from the existing supply all new should be on there own supplies....

    And they;d classify this as a new supply/installation,,,,,,
