    Happy saver, I would be gutted if my sellers did that to me!!!!

    Why don't you just explain that at the first sign of the SOL's holding things up, then you are pulling out as you have heard bad things about them.

    Like I said they have been fab with me.

    I don't think it fair for you to dictate who your buyers SOL's are. You are not paying for them!!!

    I don't mean to be rude and can understand your concerns but I would give them 10/10 for my current experiances with them.

    I am very pleased you are having a good experience with CPL. I do really hope it continues.

    Whilst I understand you would be 'gutted' if I gave the option to change conveyancers or forget the purchase. I also would be 'gutted' if after all the previous user's warnings I let you proceed and your purchase falls apart in two or three months; due to CPL.

    You say why don't I wait till CPL hold things up before pulling out. Basically the longer I leave it, before pulling out, the greater the problems for the purchaser and myself.

    I'm not 100% sure yet, I'm going to phone the purchaser first. Perhaps they've bought 3 houses using CPL previously:confused:.

    Like many things in life, it's better to make a decision now rather than procrastinating.

  • Here's an update.

    I have spoken to my purchasers and they have never used CPL before. They were recommended by their EA , who is part of the CountrywidePlc but doesn't advertise the fact.

    The purchaser is now annoyed/upset with his EA The EA did not declare his interest and did not declare he would be receiving commission for the introduction.

    The purchaser is now revueing all the info and without any pressure from me said " I'll change solicitor, if I need to "

  • I'm sorry to be blunt and perhaps insensitive but if people are stupid enough to use a solicitor recommended by their estate agent then they should take full responsibility for that decision.
  • I agree with the poster above - I am a first time buyer and I was stupid and acted foolishly on the advice of my EA on using their solicitors who are CPL. I shan't be so silly again...
  • A strange thing about CPL is that whilst they seem to have e-mail contact with clients and their related estate agents, other solicitors cannot e-mail the person dealing with a case, which is frustrating!

    As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.
  • really? I didn't even know they used email - I asked for copies to be emailed or faxed and they say no. They say wait 48 hours etc etc (for stuff which was apparently posted out a week ago) I find them difficult to work with!
