    Best use of white text is to say something contentious, then add in white text, "here fishy, fishy" or something like that and it only shows up when the "bite" quotes you. :D

    A lot of people hear about LPAs (Lasting Powers of Attorney) which they think help you sell a property when a family member has lost mental capacity. They do, but only if the person signs it before they lose that capacity.


    From previous posts by the OP, it would appear that the son did have OPA but his mother lost capacity (developed dementia and moved into a care home).

    The loss of mental capacity automatically revoked the OPA so that the son had to seek deputyship?

    "If the donor/granter becomes mentally incapacitated whilst an ordinary or general power of attorney is in effect, then the authority granted by the document is automatically revoked."

    If deputyship has now been granted then he still needs to be able to prove ownership of the property before he can sell? Post 7.

    Could also be a family dispute, there may be other family members who claim to have an interest in the property and contesting the sale. This could get messy and last for years, speaking first hand to the sellers would be a good idea, if they will speak to you.
