If prices move up and this is all you can afford you could find the property back on the market from underneath you0

If a LPA has been mentioned and the son is "applying" for one then my suspicion would be that the mother does own the property but the son hasn't yet got authority to sell on her behalf.
A lot of people hear about LPAs (Lasting Powers of Attorney) which they think help you sell a property when a family member has lost mental capacity. They do, but only if the person signs it before they lose that capacity.
So if son left it too late, he would have to go through the longer process of applying to the court for an order giving him authority to sell on his mother's behalf. Without a court order or a valid LPA the son might not be able to pass a good title.
Or it could simply be the admin delay caused by the registration of an LPA validly made.RICHARD WEBSTER

I for one couldn't be bothered reading most of your posts as the purple italics threaten to give me a headache - but each to their own!
So, you can't be expected to incur any further costs but the couple you're buying from (who aren't the cause of the delay) are "daft" for not wanting to and "odd" for not wanting you to hassle them by phone? Personally I don't blame them...0 -

ACTUALLY, the reason I phoned them was, because they have certain large 'garden features' that are not within the sale, I phoned to say it wouldn't be a problem to leave them and take them once they've moved, at their convenience should it pose a problem on the actual move day . . . I do hope this milder, washed-out font colour is less headache-causing for you...

Actually I find that colour even harder to read - what's wrong with black? But I think the main problem is the large, italic font - makes it seem like you're shouting, similar to posts written with caps lock on. But that may just be me...
It's the longer paragraphs that I give up on, shorter ones are ok - it just makes me picture you as an old dear who is somewhat hard of hearing
