My tenant has disappeared
tostaky
She moved in 1st of nov and when she didnt pay her rent in december i got in touch...no replies by emails or calls..
The other tenant (who doesnt know her from before she moved in) said it was a bit strange..
There is nothing in her bedroom left apart from the duvet cover. There wasnt a lot before anyway has she was always travelling a lot...
Apparently she went to HK for a week and should be in egypt now but when i ring it is the standard ring tone (not oversea). Also i rang yesterday and got straight on her answermachine. I rang earlier and it rang for a bit before going on the voicemail... Which means to me she is using her phone.. I tried calling her from another cell with no luck.
She had lots of unopned mail... I oponed two and it was about debt or direct debit that didnt get through. Most enveloppes seemed to come from the same place.
What should i do?? I cant remember where she said she was working..

You've gone round to her home - her property, had a good snoop, opened her personal mail, posted about it on an open forum and about how she is away out of the country (great invite for burglars).
And no notice of inspect served?
Sounds like harassment, criminal offence.0 -
Have you checked under the patio?:eek:0

Actually, it sounds like she only had a room in the house, if you read carefully.0 -

Even so the bedroom is not allowed to be entered by the LL, the law basically says that LL can only go in SHARED areas, i.e if you rented a room and shared a kitchen, toilet, hall etc they can go there but any private areas are off limits.0 -

1: don't open other peoples mail- it's nothing to do with you in the slightest.
2: wait until January rent is in arrears, issue s8 notice
3: get better records so you can serve court papers for rent arrears
4: did you protect her deposit?0 -
