Can be important having a good relationship with the seller though. If a seller likes you they are much more unlikely to accept a bigger offer from someone at the last minute as they wont want to muck you about0

Well the vendor is thinking over my offer, wasn't just a flat out no. So we shall see what happens.0

Well just a quick update. The vendor said no to 196, which is her choice. So I said thanks, but I'm not interested in making any further offers and wish to hear no more about it.
I've now had 3 weird text messages about it over the past few days telling me how insulting i am, how dare i make such an insulting offer and then one calling me a stupid bi**h ... Not from the vendor as far as I'm aware - she has my number as she was doing the viewings but also it's in horrid text speak.
I haven't responded to the number, I did try and ring the vendor a few times but just got answerphone (I guess unsurprising at this time of year). Slightly annoying but I've been called worse in my time!
Still have three viewings lined up next week so am feeling positive I've find something

Well the only people that have my number and know about the offer are:
a) my family
b) the estate agents
c) the vendor
The number isn't the vendor's number, but I guess it could be someone associated with her. Hopefully an estate agent wouldn't be so stupid and I have all my family's numbers.0 -
I think people have a sentimental attachment to their house so when it comes to selling the usually get 3 quotes from three agents. and there usually is a 10-20k gap between the valuations so the vendors "feel" that because its their house it "should" be worth the around the top end but in reality its worth what someone wants to pay for it and the values are really "opinions"
We have a chap in our street who put his house up for sale for a ridiculous price, after around 12months of no offers, cant say im surprised he reduced it by £50,000 and guess what its still has not sold and is now off the market, he was just getting greedy so he didn't have to get a mortgage for the next house
so op i don't really blame you offering what you think is fair and yes you do have to think with your head because thinking with your heart can be costly where houses are involved (negative equity and the rest)“People are caught up in an egotistic artificial rat race to display a false image to society. We want the biggest house, fanciest car, and we don't mind paying the sky high mortgage to put up that show. We sacrifice our biggest assets our health and time, We feel happy when we see people look up to us and see how successful we are”

If you want house up the offer to say £200,000, and remind EA that u have no chain, or mortgage in place etc that would make u a better prospect then say someone offering £205,000+
Otherwise sit and wait and see what comes on market, but u seem to have done a lot of homework to help u make your decision.0 -
I agree, ratrace. I must admit I am a little disappointed (but only a very little) but at the same time I wasn't prepared to go all out on a property that I didn't really value as anywhere near the vendor. Good luck to her, it's a nice house any maybe someone else will see it and snap it up at a higher price, who knows.
But I also think nowadays it's so easy to have so much information available at your fingertips that it can make the decision as a buyer a little bit easier.
There'll be something out there for me, I'm quite sure, just will take a bit longer to find it.0 -
