    I do not know the span, nor the working room, nor the access. Hence, how long is a piece of string? But in London I would guess at a price of £2000 as a minimum to do the work.

    But the onus is on you to have the procedures and paperwork in place. On something like this you need written professional advice if you are not happy with what is involved. Forum users can offer suggestions, but we have not seen the house, nor are we about to buy it.

    Put it this way...... You are spending a hell of a lot of money on a house which has had work done which you think is not right and the vendor does not have sign off on....
    Personally I would get a proper surveyor/engineer in to assess this specific issue in detail even if it does cost you....
    Better spending a few hundred to find out any problems to give you the chance to re-negotiate or pull out than buying the house then having to spend thousands to fix the problem!!
    I paid for a full detailed survey when buying my last house as it was a doer-upper and he found loads of bit neither the vendor nor I really noticed.. knocked thousands of the offer I had originally made and after showing report to vendor, along with some quotes for the required repairs, they accepted !!
