    If the developer is connected to the NHBC, you shouldn't be doing anything yourself within at least the first 2 years after purchase. If they refuse to put things right, I'd be contacting the NHBC about the developer in the hope that gets things moving...

    As to why buy a new build. The one I bought is over 300 square feet larger than any existing build for the price paid in the area, the layout suits my needs very well and maybe most importantly, it's very energy efficient (just a few points short of rating A) with solar panels, reducing bills considerably. My house actually has 4 bedrooms you can comfortably fit a bed in (2 generous doubles, might fit a double in the third too, but that's my office, so not going to try and a single that has enough room to fit a bed, desk and wardrobe and still be able to move). Most of the older builds I looked at has at least 1 or 2 of bedrooms that were sized more like cupboards than bedrooms.

    Yes, it isn't perfect, but what house is, older properties also need work. Most issues I've had are merely cosmetic and I don't mind a bit of light DIY.
  • Well the developer is still refusing to replace the cracked cooker hood. Would NHBC help us with this issue?
    We have also discovered we have leaking patio doors and a couple of leaking radiators which we are getting no response from the builder in relation to resolving these issues. We have spoken to next door and they have leaking patio doors as well and they spoke to the site foreman about two months ago and have tried chasing him since but getting no response either.
    Last night we noticed paint that was soft and powder like around one of the windows and at the top it was started to peel. Anyone know whats caused this? Do we rectify it or should the developer?

    Definitely contact the NHBC immediately and tell them what is going on. This is exactly what they are there for.

  • We have got some of our issues (snags) resolved but spoke to the developer about the fluffy paint peeling on the window and the puddle that appears every so often. Not quite established if it is when it rains outside or condensation. It doesn't appear every time the heating is on but doesn't appear every time it rains either. Although does seem to appear a few days after heavy rain.

    We have been advised to go to NHBC who will look into this for us and any other matters that may occur. Is this correct, this house is only six months old?

  • I have post 24. As stated they have sorted a lot of the snags however are telling us to go to NHBC for the leaking doors and any other problems we may have.

    ...and post #24 told you to contact NHBC, that was over a month ago. Have you done that yet? If the developers are not playing ball, that will be your next logical step.
  • BazzyB, We didn't need to contact NHBC because after involving the sale agent and several calls/emails etc the developer agreed to do the issues stated previously. The only one not resolved is the leak and when we have spoken to the developer and agent we have been told now the house is ours any faults issues in the NHBC 10 years we go to NHBC.
    What I am trying to find out is it not the developers responsibility for the first two years or once initial snags have been done does it get handed straight over to NHBC to rectify any faults/issues?
