We have just bought our first home a new build a couple of months ago assuming 'new build' meant a nice new house with nice new products and nice and pristine.
Are new builds meant to be like that?
We have had some of our snags done but we have just been informed they are doing no more that's it. We have been back to them and one of the things we have been told is that no one else had snags like us so we are just over reacting in so many words.
So my question is on new builds, should you accept:
Broken/damaged products?
Unsmooth painted surfaces? (ie patchy with bristles embedded)
Areas to be just primed not painted?
Ungrouted/unsealed areas?
Areas around lights to not be sanded and for the cut out hole for some lights to be visible? (Not all lights, just a few)
Cut out areas for sockets to be visible? (Not all lights, just a few)

TBH it's practically impossible to be able to say that what you are listing is reasonable or not.
If your builder issued an NHBC with the property, it is a member of this;-

What I am trying to establish is if the brief list is the norm for new builds.
So ie is broken products, sloppy paintwork are now the norm and something you have to accept?0 -

No. I absolutely would not accept any of that in a brand new house. I was meticulous in checking my house when I took possession, and the builders fixed pretty much everything I pointed out. I had to push for a few things, but I got there in the end.0 -

We still have a number of items in the areas listed outstandingfor example using the painted snag, sloppy paint in some areas but have pushed and pushed and are now being told in not so many words we are now complete.0 -
broken no, paint work yes, movement yes welcome to crap newbuildsDon't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.0

If no one else has a snaglist like yours it just shows the builder can do it properly keep on till they fix things. You've spent a lot of money be vocal if your not happy0

I had lots of snags on my list which were all completed by Taylor Wimpey.
The people on site did say that they had run out of hours on my house, and I would have to go via Customer Services for any other snags. I did and they sent someone out to fix them. They were great at resolving the issues.0 -
We moved in to our new build a month ago.
We had problems from day one infact even before we moved in.
Anyway they gave us two weeks to note all the issues and them as a company sort out issues/snags etc for two yrs.
Our list was pretty beefy and touch wood...
They come out next day to fix stuff
We are on our 3rd front door
The patio doors were changed yesterday
Flooded bathroom and came through the ceiling
Little things like doors don't fit inside
The paintwork is er like a five yr old has done it
Loads of other bits.
Just keep nagging them! They will come and fix them0 -

Chanz4 - Are you saying if you buy a new build don't expect paintwork to be tidy, if yes why is this acceptable or is it a case of this is what is now accepted on new builds?
Robatwork - No not Barretts, it's a small developer who from what I can find out this is their first development. It's also a small development of only 50 houses.
Ethank - There is is no customer service, it is just the developer and we have to email any snags etc to him.
Blueybug - Glad to hear they are sorting yours. Don't think we would get one door changed let alone three. The paintwork that you say is like a five year old did it, have they repainted? We spoke to NHBC who said they wont get involved in paintwork but if the cracked/scratched cooker hood isn't repaired then we can go to them.
The builder has agreed via email to do a few of our snags (although whether he does do them will be seen) however before they said they would do some of the snags we have been criticised (For example we have been told we are being extremely pedantic) on email about our own standards and expectations of what a new build should be like.0
