Re-reading my OP I think I gave the impression that the business is larger and more intrusive than it is. It is definitely a domestic house with an office and a certain amount of stock. All of the rooms are dual use and I am fairly confident that there are not planning or business rates issues.
I don't think I am bold enough to try to put a percentage of the building work as an expense as I know I would be pushing my luck with TheTracker's BS test. A friend of mine once had an inspection by HMRC and I would like to be whiter than white if it happened to me.

The only way you can be sure for your own particular circumstances is to talk to an accountant. Just because someone on here doesn't think you should doesn't mean they're right for the situation you're in.
