    Yeah, it's five litres during the shower, I mentioned it earlier in the thread. My main concern is that it's obviously getting worse. Don't really want a situation where it becomes a ''must fix'' and a big hassle really. If it was just leaking a bit after the shower, that would be fine, but it's during too, which is obviously not correct.

    Thanks. My landlord seems fairly decent, hasn't dragged his heels on anything as yet, so I'm sure a simple email would suffice.

    Has the LL/agent ever done an inspection? Did you point out the problem then? And follow up the inspection with a LETTER confirming the various issues raised?

    If so, what result?

    If not, why not invite the LL to tea (with cake of course) telling him he can use the opportunity to inspect the property?

    He lives in France, so kind of expensive cake and tea :p I've never mentioned the leak, and he's never done a property inspection.

    I get the idea of a letter. I just don't see why you keep mentioning it. I'd email him, no dramatics, and see what he says. If he says ''non'' then I'd probably look in to sorting it myself.

    Because in your tenancy agreement there is a UK address for the purpose of serving notices. Which is where you write to, in order to get things fixed and to cover your own back to say you've reported the problem.

    Do you have a UK address for the serving of notices? Write to that address to report the problem to prevent him trying to hold onto your deposit when you leave.

    No UK address? No rent due to be paid.

    I hope you are not paying him directly? He has got a UK agent? If not you need to check the HMRC status urgently.

    Your deposit is correctly protected, is it not? You do know where and have the prescribed information? Because getting it back otherwise may be a problem.

    And you have got a proper gas safety certificate, up to date?
    If you've have not made a mistake, you've made nothing
  • The reason people are stressing letter is because if it does get worse - let's say worse case scenario, you go away for a weekend and come a foot of water and the bath having fallen through the floor - then your landlord can delete your email and any replies to it, claim you made the whole thing up, and charge you for the damage. Which, frankly, I find a bit strange because emails are much easier to track and trace than post, but in the eyes of the law its the stamp that matters.
