I'm have just completed two non essential jobs on one of the properties I let.
Fit a new thermostatic radiator valve so a bedroom they don't use all the time can be cooler than the rest of the house.
Replace hinges on a UVPC double glazed window that had a small gap when closed.
These are not essential but help to maintain property, keep the tenants happy and cosy and are tax deductible!
I believe you should do all these small jobs as they come up.0 -

I don't suppose anyone could answer another question, to stop me opening a new thread. How does the water in a boiler system work? My water bill has gone up by about £1.40 a week since I started using the central heating now it's getting colder and I was surprised, I suppose I didn't consider the actual water going in to the radiators. Is water being used constantly when the radiators are on? My boiler is a non-condensing combi ~80% efficient (band 'D').0 -

No, the pressurised water in the heating system goes in there and stays there. It shouldn't leak out, and you shouldn't need to refill it.My boiler is a non-condensing combi ~80% efficient (band 'D').

Portsmouth Water charge 67p per 1000 liters for supply only so £1.40 per week is rather a lot. Does your increase also include drainage as well. How do you know its gone up by that amount?

I'm not certain about drainage. I need to check my water statement online but Yorkshire Water messed up and cancelled my account last month so I'm just waiting for them to sort that. When I do I'm going to talk to them about this because, like you say, £1.40 extra seems a lot. I spoke to them the other day and they told me how much it had cost the last two weeks, and it was £1.40 more than usual a week.0 -

I thought I'd use this thread instead of starting a new one. The tap has now started dripping for an hour after the shower is over, whereas before it stopped, pretty much as soon as the shower did. Seems to me that's an indication of a worsening situation, should I now go to my landlord, tell him it's probably gonna have to be sorted at some point anyway? With some of the comments here it made the issue sound frivolous, and I don't want to bother my landlord without good reason really. Thanks.0 -

Have you managed to quantify the amount of water that's dripping? Btah taps with mixer showers attached will often drip after the shower has been used as the water in the shower hose and head leaks out via the taps. This is not a problem really as even if this water remained in the shower hose the next time you took a shower you would almost certainly let it run hot before you started showering anyway!0
