Hi,

New to this so please bear with me. I have recently had a tenant in my house and had a check in done by a local agent. Now the tenancy has ended I have had the check out done by the same company, but there are loads of mistakes and he won't correct them.

Now my tenants are saying they won't pay for anything not advised on the report.

Items which have been missed are missing sofa, table and chairs, fridge etc, so they mount up re value.

Where do I stand re legal recourse against the check out agent, as I expected to obtain an accuarte report which isn't infact anything of the sort.

Could I pursue him via small claims ?

Any advise most welcome

    Yes they were, but becasue not listed as missing this has caused to be contentious.

    Okay. I'm confused. Missing on the check out report? So check out report says all is well but the items are not there?

    The check in report was requested by the agent, but the check out report was requested directly by me but using the same person. The check in report and check out reports had items shown in photos that are clearly missing, but the check out clerk failed to identify these on the report in writting, and subsequently as no reference to these has been made, the courts were unable to decide if these were removed with my consent (no), and as such have not been able to be claimed. The check out cleark did however identify other mssing items which I have been able to claim for!!
