Probate is not an issue. As far as I know she passed away April 2013, so I can only assume it's been sorted since then. Yes the vendor has sent everything back within reasonable times. We have received all of the fixture and fittings and contact etc from him. The solicitor we are using works for a firm that the vendors solicitors are using so I'm guessing they can get things done easier. And yes everything seems to look good. We have no queries with regards to everything they have sent or included in the sale.0

23rd September - 1st viewing.
24th September - 2nd viewing offered 100k.
30th Sep - applied for MIP.
1st Oct - received MIP.
27th Oct - offer accepted after weeks.
28th Oct - paid solicitor deposit.
30th Oct - received memorandum of sale.
7th Nov - Santander full mortgage application.
12th Nov - received land registry, draft contract and fixtures and fittings.
24th Nov - searches came back.
29th Nov - Santander accepted mortgage after weeks of supplying information.
1st Dec - valuation instructed and booked.
3rd Dec - valuation booked in for.
I know it's neither here nor there now but I'm curious to know why on earth you paid the deposit before the conveyancing process had even started? :eek:0 -
Sorry I should have been more clear.
The deposit paid to the solicitor is just for their work to be carried out etc
I understand you don't pay the actual property deposit till exchange...0 -
Your timeline /circumstance is similar to mine. My solicitors said to me yesterday to aim for the 19th Dec. So based on this you could be positive...
However, my survey and valuation have already been done and it took a week from recieving my copy for the mortgage offer to come from lender. So allow one for that and for it to be posted to your solicitor.
In my case my solicitors are also acting on behalf of the vendor, so not sure if that makes it a bit quicker as things can be hand delivered rather than posted?
How far along are your solicitors with the "enquires" this can sometimes feel like how long is a piece of string... so unless they have said they are done.... allow for that.
Finally, you don't know if your solicitor or the vendor has decided to have a weeks holiday etc... so could slow you down unintentionally.... mine informed me today that they are off for the best part of a week...
There's not much time (working days) so don't be surprised if it slips.
In my case, I'd be happy to wait till the new year as I've got some re medial works to do before moving in. Chances of getting a builder in between xmas and new year... slim to none!0
