What are the chances before Xmas?

23rd September - 1st viewing.
24th September - 2nd viewing offered 100k.
30th Sep - applied for MIP.
1st Oct - received MIP.
27th Oct - offer accepted after weeks.
28th Oct - paid solicitor deposit.
30th Oct - received memorandum of sale.
7th Nov - Santander full mortgage application.
12th Nov - received land registry, draft contract and fixtures and fittings.
24th Nov - searches came back.
29th Nov - Santander accepted mortgage after weeks of supplying information.
1st Dec - valuation instructed and booked.
3rd Dec - valuation booked in for.
(I know the Surveyor it's been instructed with sends the Mortgage Valuation back that night if everything is okay)
No chain on either side.
Solicitors haven't suggested an exchange and completion date but the solicitors and the agents have said that Xmas is a goal and everything all seems fine for then.
I find it hard to believe that we will exchange and complete in the next 3 weeks...
Does anyone know if Christmas is a possibility given the time line above with all searches back etc?

There doesn't seem a great deal left to be done following the valuation other than the mortgage offer to be sent out and the solicitor to exchange. On the basis I would think it's reasonable to expect to be in before Christmas.0

exchange is a quick call by the sols, followed by a contract to eachother in the post.Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.0

Hopefully we are in by xmas then. I'm glad everything seems to have been done. Just waiting on the valuation to come back then hopefully we can get an exchange date!0

Hey - we are also aiming for a 'by Christmas' contract signing, but almost certainly not going to move until the New Year. We also have a bit more to do yet - the searches could slow us down as they are only just being started. Bloody holidays getting in the way!Museum worker who'd rather be in the garden.0

I know the it's the only time you actually don't want to have holidays
We hope for completion before Xmas then we shall spend two days painting and moving can be done in one daybut if we just exchange before Xmas then least we have more time but will be a good Xmas knowing we will have a new home

How long is the chain and what stage are other parties at with their transactions?
Has anyone discussed completion dates with the rest of the chain to check they want to move before Christmas?0 -
We are first time buyers living with parents.
The house is empty as it was left to the vendor by his mother.
When we originally spoke with our Solicitor at the beginning we mentioned being in before Xmas and she said that was defiantly something we could do. But because we have had weeks of messing about with the mortgage and have only just had a valuation booked for Wednesday, I didn't know weather it was still something we could reach. all searches are back etc as the solicitor carried on with everything while we were waiting for the mortgage to be approved.0 -
Once the mortgage offer comes out your solicitor will present you with all info received so far and the contract, then there may be enquiries to be raised with the seller, either because they or you have queries on what they've found so far. Then you wait for replies from seller, and when the solicitor is happy they will discuss dates0

It's certainly possible that you could be in by Christmas - but you'll need to make sure that the valuer gets his/her report in quickly, and you'll need to keep your solicitor on her toes (probably a telephone call every couple of days, asking politely if there is any news). Otherwise, someone will decide to have an extended holiday break, or your paperwork will sit in somebody's in tray until they find it under the tinsel in mid-January.

Is probate an issue? If the sale is due to the death of his mother, I wouldn't be surprised if he is prioritising other things, despite what the EA says. Has the vendor been responsive to any initial queries - does everything on the PIF look okay?0
