  • Many thanks for all the advice, you've been very helpful. I will prepare as much information as possible, but see how chatty the viewers are, and try not to be overbearing.

    I have seen the "look at this" thread, but the properties are so extreme, I kind of hope not to see mine it there :D

    I am using an online EA. I met with a few high street agents, but was really disappointed each time (not specifically about the price). Last time I used an agent, things were a nightmare, so trying a cheaper route.     It's a bit embarrassing to ask, but the weather is awful, we have carpets (no choice, it's a flat), and we never wear shoes inside. I would find this disgusting.

    I have done, we're a no shoe house ourselves and with beige carpets I'll do anything to protect them! (also rented too which makes me even more on edge about them)
    To me it shows you care about your flooring.

    we looked a show houses that had a box of shoe covers by the door for people to pop over their shoes

    If you ask people to take there shoes off I think you need to provide something for them to put on instead -

    I viewed a house like that. Not the slip-over blue plastic things, literally a basket of slippers! Ewww.


    I declined and kept my socks on.


    Obviously very house-proud. We had a second viewing with my mum, and the wife who was selling told my BF off for leaning against an internal wall while we were all chatting lol.

    If I was asked, I happily would (I wear easy to slip off boots for that reason).

    You're lucky that you're doing your own viewings then, as every agent I've viewed with said it was ok to leave shoes on! The one time I did take my shoes off, there was another agent there with two other viewers, and I was the only one to listen to the no shoes request by the owner. Sad to say I was fairly annoyed on the owner's behalf, especially as it's still their flat.

    Sooo, be prepared to have people ignore that request I guess? Slippers is a bit OTT.

    It's perfectly reasonable to ask people to remove their shoes. I do this as a matter of course and so do my family. We wouldn't dream of trailing muck all over your nice beige carpets. It is the height of bad manners.

    Unfortunately not everyone agrees, so I would go with the blue plastic shoe cover option if they don't want to remove their shoes.

    Give them a choice.

    We had an estate agent round yesterday for a valuation who popped out into the garden (well the patio) to have a look and must have stood on a bit of dirt in the dark and then accidently traipsed it into our lounge! We both realised at the same time and he took his shoes off, but he was clearly mortified. I just sprayed it with some carpet shampoo straight away and it was fine, but if these sort of things worry you definitely pick up some plastic shoe covers from B&Q
