I am putting my flat on the market this week, but don't really trust AE and their (lack of) feedback. I tried to think about the obvious, declutter as much as possible, clean, no hanging laundry everywhere, but am sure I am missing something.
Would you have any other advice? Thanks!

I agree with fairylights. Look at the thread she mentioned.
I'm not overly fussy when I view but some people are judging by what I have read on this board. Definitely decluttering will make the place seem bigger but it will also make your job much easier each time you get a viewing booked. So much easier to tidy and clean. Oh, and don't be too quick to chuck stuff. You will be amazed what you can sell on ebay. Even 99p items all add up.Father Ted: Now concentrate this time, Dougal. These

Make sure important things are easy to access - I've had to climb over dumped coats and shoes to have a good look at the fusebox!0

Having seen a few houses recently, one thing did make me chuckle.
The owner of the house (who wasn't present, just the EA) had done all the usual tidying up, and putting things away, and having a good clean. Fair enough.
However, she had left some of her latest reading material in rather obvious view next to her armchair. Some of the titles were rather.... racy. The EA noticed them same as I did and we both raised an eyebrow especially when the EA said the vendor was a widow in her 70s...0 -
Sometimes you don't get much notice of a viewing. Clean bed linen always helps I think. When I was selling I kept my summer duvets with their nicely ironed covers on ready to whip onto the beds and tucked the "being used" winter ones in the wardrobe during the viewing.

Poo skids and a floater in the toilet pan. Also, dirty underwear strewn about the place. I have viewed properties with both and whilst it's cosmetic and you have to see past that kind of thing when looking for a property to buy it's still gross.0
