Are we assiming its the wrong side of bob dunn way? That turns into a car park regularly meaning the houses are a bit stranded.
Looking at the map it's north of BDW

If its cheap it's because they can't get more.
So you will have to decide if you want to live there and what the likelihood of actually selling the property on will be

I live in Lancashire and to be fair you don't get much more for your money here so it is a good buy on the face of it property wise

It's a mile and a half from the train station - not the right place for a commuter to live.

Looks like the "Bridge" estate to me.

Horrible estate, crammed onto the edge of former marshland. Roads quite narrow, and currently not completed. Tricky to drive around, with lots of cars parked on the road because there seems to be little off-road parking.

Definitely the "wrong" side of Bob Dunn Way - first little hiccup at the Dartford Tunnel and that bit of road fills up very quickly and crawls for hours. Not close to any supermarkets, nor is it a particularly easy commute from there to the station by public transport, so car ownership seems to be a must for that particular estate. The whole estate is also a mixture of private housing and small start-up businesses - do you really want to live on a part-industrial park?

Littlebrook Power Station is not currently in operation - it's due for demolition in the next 12 months AFAIK. Even if it is called into action over the winter, it's of no bother to Dartford residents at all.

Have something a bit nicer - look at "Ingress Park", or, if you really want brand spanking new build, look at "St. Clements Lakes". Both areas have much better connections for commuting. Both are also pretty close to Bluewater, who's bus station also serves the National Express commuter coaches to London and Canterbury.

Failing that, maybe have a look at the new "Village" being built in Ebbsfleet. Right by the HS Rail link into London (18 mins to Euston!), not on a former flood plain and, supposedly, sensible prices (well, sensible when compared to London, granted) - not only that, but no chance of the road getting choked when something happens at the Tunnel!

There is also another couple of new developments being built in the area - there's a big one in Cotton Lane, but I can't remember the name of it right now - I know one of the roads is called "Chapel Drive" if that helps the search any. There's also a massive new housing estate being built at the moment at Temple Hill (very close to the Town Centre and superb commuting links - you could even walk to the station from there!) by Bellway Homes - again, I can't remember the name of the development, but it should be on Bellway's website by now.

If you fancy a bit more of a village location, but still with excellent transport links, as already said, Meopham (technically part of Gravesham/Gravesend) or Longfield, but no new builds in either area*.

    HTH

(* I say 'no new builds' in Longfield - there are, but, truly, you wouldn't want one of them - they look pretty small and horrible).

  • Thank you guys for the wealth of information. Really appreciate that.

There are lot of takers for this development it seems(government funds 20% through equity loan-which is a pull factor, I think). Not sure if they all know the facts about the area..

The Government have been trying to get "key workers" into these houses on the Bridge Estate, because the idea is to make it a 'science/technology park' (hence the small start-up units mixed in with the housing), and there's also a secondary school being built, that will need staff. The local A&E could also do with additional staff as they're constantly over-run with patients since the cottage hospital and the local MH unit got closed.

Personally, I preferred the look of that estate as marshland :)
