    Asking £249k for a 3-bed semi on same development so 2-bed terrace at £245k looks poor value to me but I don't know the area I'm just assuming being round the corner on same development comparable - perhaps the OP has some lay-lines or crystal healing powers that makes it not overpriced in comparison.

    Actually that 3 bed is exactly the same space in total, you get less of a master bedroom and 2 very weedy bedrooms.

    Agree - clear those kitchen work surfaces, window ledges, and put that draining board away. No-one wants to be reminded of the work involved in keeping a house. The bare bulb over the dining table's nice too. Can you buy new ones - you can always take them with you. I agree that the lined up bookshelves etc don't look right in the photo. Can you move the bookcase from under the window until you sell - e.g to second bedroom?

    Too overpriced,

    Most families have more than 1 child, this puts them into a minimum 3 bedroom.

    Your selling a 2, which appeals to the new couples market wanting to get on the market, or the elderly couple downsizing.

    New couple wont be able to afford to buy this.

    Elderly couple wont downsize for the same cash.

    House wont sell

    Compared to other prices in the area, this is about average asking price.

    I'm afraid I have to agree with the people who say its overpriced. On Rightmove there are 11 other 2 beds within 1/2 a mile of your house that are significantly cheaper than yours (inc sold stc). OK they may not be exactly the same size, but when prices are so expensive people are often prepared to compromise on space. If you exclude the sold stc houses then it actually makes yours look even more expensive as the next cheapest house on Rightmove is 18k cheaper!

    Also, having lived in a house that I think was probably built by the same builder (we've some identical houses round here) I would be looking at the older houses first as the build quality is often much better so there's no way I'd be prepared to pay that price for a 2 bed house - even if it does look very nice inside (as yours does).

    I think maybe one of the problems is that the recent rate rises have not only affected affordability but they have also made people more nervous so they don't want to stretch themselves at the moment and would be more willing to settle for something slightly smaller if it was significantly cheaper. If you've not had it valued since you first put it on the market back in may/june I would suggest getting some estate agents around to give you an up-to-date valuation - you might be surprised how much things have changed since then!

    Whilst I don't necessarily agree that 250K is expensive for a 2 bedroom house as that area of England is very expensive to buy in I have to say that however much people are saying it's starting to be a buyers market I have found that anything that is coming on to the market at the moment which is priced correctly is being snapped up in less than week.

    But 3-bed has much bigger market, two kids - separate bedrooms, one kid and a study, one kid and a spare room; more flexible space and however weedy most parents would rather have their kids in two tiny bedrooms than sharing. A lot of couple would rather have the option to have kids and not move at a later date too.

    I agree...a 2 bed downstairs maisonette with garden near us was under offer within a week - asking price 220k :eek: (dunno actually selling price yet tho!). 3 bed house across the road was on the market for well over a month at 340k - our first reaction was that it was well overpriced and then we found out that they couldn't sell it at that price, there weren't many viewings and eventually owners decided to rent it out (they're moving abroad). Just shows that if a property is priced at the right level they still do sell quickly, the ones that hang around for months tend to be the ones that are so overpriced that people don't even consider them.
