    I just want to reiterate that, I have been comparing my house(exact same layout/build) to others in my area. These have all been purchased for about 200-210,about the same time as mine, and have been on the market for about 250. In general they've sold for about 240. I think this particular area is quite desireable and houses have sold well for a decent profit.


    This is back in about March/April - but I would agree the current climate has changed.

    This area too is quite "snobby" - you might be able to get a bigger house for a lower price down the road. But it won`t be in such a nice area.

    Regular saver - 3 bed semis in this estate go for about 280K.

    I would say most places have slowed up considerably in the last 4 weeks. We had on average 2/3 viewings a week in the first 4 weeks. Sold it, fell through. We then had an average of 1/2 viewings a week for approx 3 weeks but the last 4 weeks we've had 1.

    I know several people who have their houses for sell at present and it would seem we were quite lucky to get that 1 viewing within the last month.

    Hiya, the waiting to sell is not a nice time, looking at other peoples houses on paper/web and viewing a few. Waiting and watching the house you thought you might like go under offer! Wile you patiently wait, show people around.
    I know, I am waiting too! It has been 6 weeks and 5 viewings later....
    I belive we have to wait August out as houses sell better in the spring and autumn.

    A house is worth what someone will pay for it and if you want premium price be realistic is your house in premium condition? Ask your estate agent to come around again and be perfectly honest with you. Do they think there's a reason they cant get people round to view. If they say no, then they arent doing their job and think about changing estate agents.

    I've just looked at your details and the house looks a bit dowdy on the details I'm afraid - you have to work very hard to justify a premium price.

    What are those lightshades in the sitting/dining room?
    The kitchen surfaces need to be clear (inc on top of fridge) - it looks like there's insufficient storage space - get rid of the dirty tea towel.
    Where's the picture of the garden?
    The front looks very spartan - you need a better lens on the camera the roof line is weird.
    The sitting/dining room looks a bit unfriendly - the tv and hi fi on one wall and the sofa and table on the other - how do more than 2 people sit down and have a comfy chat? The table in front of the sofa is too small or high or something.
    Could you include a picture of the bathroom.
    Low level mood lighting would no doubt help.

    Having said all that you probably need to drop the price anyway.

    Too overpriced,

    Most families have more than 1 child, this puts them into a minimum 3 bedroom.

    Your selling a 2, which appeals to the new couples market wanting to get on the market, or the elderly couple downsizing.

    New couple wont be able to afford to buy this.

    Elderly couple wont downsize for the same cash.

    House wont sell
