Should i pre warn my LL about handing in my notice

    You said you have their "resedential" address. Do you mean their overseas address?

    How do you communicate with your landlord?

    Yeah, sorry, their oversea's address, we communicate mostly through email.

    No point of contact over here for emergencies no.

    In that case, send your notice like I described by e-mail.
    The Post Office would also give a certificate of posting for an overseas address.

    Thanks, I will give them a week to get the copy to me and then start looking to serve notice - I had planned on serving notice at the end of December so the tenancy comes to an end in January. Would it be advisable to send notice now for the tenancy to end in Jan or wait.

    Had a response from my LL - they guessed the reason why I wanted the contract.

    haha No, I'm going to speak to them later today, and hopefully we can come to an agreement re: end dates etc. phewww

    The Break Clause wording could refer to calender months, or rental periods, but tenancy periods are meaningless in the context of a fixed term other than in referring to the fixed term end date.

    Hopefully however, the OP will now have a chat and reach a mutual agreement and all this legal stuff can be ignored.....

    LL has been wonderful but interestingly the neighbours who have made our life less than wonderful had expressed an interest in the flat prior to all this. So part of me wonders if their behaviour which did push us out was part of it....

In my notice period, I was then text every 2 days asking if the house was clean, if the damage was rectified, etc even though I had weeks left to sort things out. I'll never pre-warn anyone on these kinds of things now.
