Should i pre warn my LL about handing in my notice

I'm not sure I had even seen a contract that states either break the tenancy at the end of the 6 month break clause or you have to wait til the 12 months.0

I think your best option would be to discuss with your landlord to see if he would like you to pre-warn him.
EPC is a red herring as irrelevant to your situation.0 -

Such contracts do exist. That's why you need to know exactly how the break clause is worded as some of them are worded pretty poorly so it's not always immediately obvious when you invoke the break clause.0 -

Surely that is pre-warning them? I have since found out some neighbours are interested in taking on the place, so might arrange a viewing quickly with them first, see if they do want it as this would make moving out much easier surely.0 -

Why? The LL might not want these people as tenants.
I think you should be concentrating on finding out if you can end your tenancy early or at least negotiate an early surrender.0 -

Good grief! A conversation to pre-warn the LL that you might, if he wishes, shortly pre-warn him of the possibility that you might, later, give notice,,,,,,
Forget the EPC - irrelevant.
Forget the neighbours - it's for the LL to choose his next tenats.
Read your Break Clause. There are many possible wordings and without reading it you don't know what is possible, when or how.0
