Mistakes in the contract agreement (house buying)

Evening all,

I have just signed my contract agreement for my solicitor and also my transfer of title deed form.

They had penciled over the top our Middle names, crossed through the 8% "agreed contract rate" so that just 4% was showing.

In the back of the pack it said we will agree to these contracts providing the sellers lawyer adds your middle name and we agree to 4% not 8%.

Im with that so far.

However I noticed at the bottom of the form it has the address we are buying (or it is suppose to) in the contract itself it says it correctly as 4XX insert road name. However at the bottom of both pages of the form (like a footnote) it says 5XX insert road name.

I also noticed on a further read they spelt my surname wrong lol its a simple mistake as the word works with or without the letter in the middle but of course will need changing.

I have attached post-it notes to the contract where I think changes need making.

My question is how does it work with changes.. do they change them and send it back out to be signed or does it stay signed and its just updated? because it had pencilled changes on it anyways and asked for us to sign it.

    Either it will be corrected, re-printed, re-sent for signature

    or the new amendments will be agreed with the sellers solicitor over the phone and each will amend the existing contracts wih pen as with the current ones.

    As long as both versions (the buyers and the sellers) are the same, and signed, they'll be fine.

    Cheers, very new to all this

    doesnt help that they sent all the stuff to my fianc! so it arrived yesterday and I didnt see it until today. I have requested everything to go through me so I can spend time reading through so it will be quicker

    If corrections have been made to a contract I always sign and date those corrections.

    If corrections have actually been made using a pencil I wouldn't be signing anything :eek:

    spoke to them this morning they said they can make any changes to that document by hand so not to worry about my name or address being slightly off they will correct it. They had made their changes in pen aswell

    they asked if the land registry was all ok (which it was spot on) that they said was the important one and couldnt be changed without a re print

    Personally I'd want them to reprint the whole thing with the correct information before I sign it

    if they werent based at a distance id request the same however we on a time schedule of being exchanged contracts on 10th december so not going to worry too much about something that they have said can be amended by hand

    they waiting for other side to reply to accept the amendment of 4% contract fee if it over runs not 8% so lots of little things they can amend as it goes on, its the 5th draft anyways which it said at the top
