I spoke to her about 6 weeks ago when I woke up one morning to find my kitchen flooded and the ceiling soaked, neighbour said there was no sign of leaks in her flat just mentioned how her LL did a shoddy job and the previous tenants of my flat left as the bathroom and bedroom were flooded before from her boiler meaning my LL had to redecorate
So was the leak never traced? If it was under her floor or behind a cupboard then she might not notice - all the water was in your kitchen!
She did say then that she put in the machine herself and she didnt think she put the balance screws in right.
Could you offer to adjust them? Unbalanced washing machine will bang around like nobody's business.

A balanced washing machine should just have the drum moving on the springs. Unbalance it and it will travel too far in one direction and start banging. With a bad machine it is more about the amount of banging rather than whether it bangs or not though.
And yes its 6-8 times a day every day
We are a family of 5 and don't run the machine every day, let alone multiple times every day!

Never done it before so so idea what to do! I have been here 6 months and it was only after 2 or 3 months the roof started rattling and when I did ask her just over a month ago she did say she got a new machine about 2 months ago so it matches up and she did say about the balance screws not being down(to be fair I dont think she likes people in her house)

The way her pipes work is she had a few floods last year so LL just lifted up boards and put a new pipe in and the excess water poured out back of window(some days I used to see water pouring from 8am to past midnight but not recently) and she did say she had a water tank fault before too.

Anyway spoke to my LL who says they replace these bulbs as its not a standard one, so at least I do not have to worry about that but I still think it may happen again in future.

Could you ask her to use a lower spin speed? My WM repair man has advised me to use 1000rpm, as higher speeds don't remove that much more water, and cause washing machines to wear out much more quickly. http://www.whitegoodshelp.co.uk/washing-machine-spin-speed-efficiency/
It'll save her money to use a lower speed too.
