That's ridiculously tiny. Is there at least a lot of in build storage space?My other concern is the detached bedrooms are tiny. The ensuite master bedroom is well under 7ft by 9ft!
If not I don't see how you could fit a wardrobe and a chest of drawers in to a room that small, and forget having a king sized bed!0 -

My thoughts were also that if this is the master bedroom then would the other 2 bedrooms be smaller than this?0 -

That is *terribly* small - our utility room at our last-but-one house was that size
Agree with the poster that said if that's the size of the master are the other two bedrooms even tinier?
If so, I'd either be looking to buy the other one - I would have opted for the detached before you added that info - or hoping something else comes along, although I know you've already posted about little coming on in your chosen area at this time of year.
It really does sound as though neither of these is perfect though....Mortgage-free for fourteen years!

Second bedroom is slightly bigger at 10'6 by 6'7. Smallest room is 6ft by 8ft. Can't understand why bedrooms so small tbh! The bathroom and ensuite seem to have compromised the bedroom sizes as the lounge and kitchen are pretty good sizes but there are stairs in the lounge so no hallway as such, just a small area between lounge and front door.0

Any links? I don't believe that master room measurement. You couldn't get a king bed in it and open the door!0

Personally I would say neither.
Stretching yourself for a house that doesn't feel right when you walk in is a mistake. Also, having lived in a house where the stairs went up from the lounge I found that the bedrooms were too hot even with radiators off and the downstairs always felt cold.
Keep on looking till something ticks your boxes and rent or stay with family/friends in the meantime. Whilst you are looking tighten your budget as much as you sensibly can. Good practice for a larger mortgage and the extra you save will help with the costs of changing home.0 -
Do you value house space or garden space? Do you particularly want a detached? Could the detached be extended in the future?0

As explained earlier in the thread, I can't move in with family as I have a massive early repayment charge.
Even if I get the higher mortgage I will not be stretching myself, I put 1k a month into savings, new mortgage would be £300 more even at top of what we are allowed so can still save £700 month, which I'm comfortable with.
Yes there is the ability to extend, either to the side above the garage or from the kitchen into the garden.
The size of downstairs is not an issue, might consider a conservatory to use as a diner. Bedroom sizes more so although an upper floor extension would be quite costly.0
