I know noone can decide for me but always good to hear others views
House 1- 190k. 3 bed detached 12 yr old. Garage. East facing largish garden. Clearly not been decorated since it was built. 1 reception room with stairs in lounge. Needs new kitchen, complete re decoration. Garden needs landscaping- just grass and sloped at present. Ensuite master bedroom- although bedrooms quite small. Total floor area 75sqm
House 2-180k. 3 bed terraced in cul de sac. 10 yr old. No garage-allocated parking space near property. South facing garden, quite small. Modern kitchen, decorated to high standard. 2 reception rooms, 2 en suite bedrooms. Large bedrooms. Floor area 105sqm.
We have sold ours, house we want to buy can't find property to move to. We need to find somewhere to not hold up our buyers, both of these are nice and chain free.

I'd personally go for the detached property as we need a garage. But, TBH "nice and chain free" does not give me the impression that either is the 'right' property for you.0

House 1 because of the large garden. Could you extended in to the garden to add another reception room?0

Thanks for your replies. I do really like both houses.
My reservation with house 1 is 190k is right at the top of what we have told we can go to with mortgage and current equity. Monthly payments are affordable but I'll worry mortgage might not be approved, although AIP says ok but I am a worrier. Also need to factor in cost and work to make it look like a home. But I love the idea of detached, of a garage and large garden. Also 20k less than comparable properties that are in a good state so good chance to make some money.
House 2 has more space, no work needed and a south facing garden but I worry about neighbour noise being in a terrace.
Both have pros and cons but both felt 'right' when I viewed.0 -
I would prob go for house 1 as its detached and has a garage but it is quite a bit smaller. Would it be a better long-term option ie you could over time extend rather than having to move again sooner?0

If house 1 is at the top of your budget and still needs work, can you afford to do it up with the larger mortgage payments?
We're in a similar predicament, however I am so in love with the house I couldn't care less if we have to live in 1 room for 3 months because that's all we can afford to decorate! Would that test apply to you? Would you be happy taking your time because it feels like "the one"?
That said, are your issues with house 1 cosmetic? Is it liveable?

Hi yes there is room to extend in the back garden or for a conservatory. Daughter is grown up and left home so just the two of us so will be no real need to extend other than for personal preference.
I think my heart is with the detached one, it will probably be a better investment as with some work will be worth much more. It has already been reduced twice in only two months so maybe they are keen to sell and will take a lower offer.0
