Does anyone put their houses up for sale in Nov/Dec?!

Feeling frustrated :wall:

No houses are getting listed, last ones seem to be mid October and now everything has sold in my price range and nothing is left!

I do have an offer accepted on a house but vendor can't find a house to buy and doesn't seem too bothered anyway so that also seems to be a dead end at the moment.

My buyers haven't kicked up yet, they are FTBs in rented so are being patient for the moment.

All I can hope is that either some houses come to the market or some people who are desperate to sell will reduce their houses into my price bracket in the coming weeks.

Will I need to write off house hunting until January now?!

    I understand your frustation. Around my area if anything decent comes on the market you have to be in a position to move very quickly and pay near or over the asking price. In the last few years I put my house on the market twice, got buyers but at that point in time we could never find anything we liked and the buyers dropped out. At the same time, when you havent got your house on the market or buyers lined up you can guarantee the house of your dreams will pop up for a bargain price!!

    I think you are just going to have to hold tight. What I have learnt over the last 3 years of trying to find "the one" is that things can turn in an instant. You are feeling frustrated now but Monday you could be running around trying to arrange everything because your dream property has just come onto the market. It will all work out in the end.

    The market will be slower, but not dormant. Although fewer properties will be coming onto the market, you've pointed out that some currently on the market which you may not be presently able to afford may see reductions in their asking price in that time. You've a much better chance of getting something if you continue to look than if you give up until the spring.

    Thanks, I will definitely keep looking and I have heard too that there are also less buyers about in the winter so you can potentially get a bargain if someone really needs to sell.

    There is one possibility but it is offers over 190k and my absolute maximum is 185k. It has already been reduced twice and is chain free but not sure it will be reduced again. But I can see why it is still on the market as it needs modernising, it is only a 12 yr old house but looks like it hasn't been decorated in that time so I think that is putting people off, where as I can see past the need to do a bit of decorating/updating.

    If you like it I'd ignore the "offers over" and offer what you feel it's worth and can afford! No harm in trying, especially as there will also be fewer buyers at this time.

    As a buyer I always thought this was a good time to buy .Less people looking ect .Houses will still come on the market for a variety of reasons ,probate ,repo ,granny going into care ect .
    If you have a buyer keep looking ,dont wait until January.

    People move, buy and sell all the time, as said above, along with repos, deaths, etc.

    I/we sold in Nov/Dec and bought/moved into new place early Dec and late February

    I've been wondering the same thing! I've recently started looking to buy my first home and at the moment, in my price range, there's about 2 houses a week popping up in budget. It's frustrating waiting for sure, but people assure me I'll find something eventually~
    Paid off my debts, saved up my cash and now I'm finally buying my own home!

    Probably not the first time they've moved. Waiting for the right property is like fishing. Eventually one will come along. Even if they find a property. The process may go. Takes time to build a chain.

    He's a retired gent who wishes to downsize. EA said he won't appoint a solicitor yet although insisted I gave the details of mine. I wasn't too bothered as I have one for my own sale anyway but haven't instructed them to do anything on this purchase yet in case it comes to nothing.

    There isn't really much else for me to look at to be honest anyway so I am in the same boat as him. But I am going to keep looking in case anything does get listed or reduced. I have to admit that if I liked something that was chain free, it might be a winner for me.

    Last week I put in 3 applications for mortgages - 1 was a first time buyer the other 2 were people moving, so I think properties are still coming on to the market but im expecting within another week or 2 for things to pretty much stop.
