I think you need to read the small print very carefully. I've just looked at Law Comm's website and got a quote for the figures you gave. Do you have a mortgage on your present property and have you got one to pay off? If so, did you notice the £75 plus vat charge on both the sale and purchase for the work related to the mortgage? The quotes I got (assuming mortgages) came out at about £400 more (mid £3,600s) than your figures from Law Comm when the extras were added. Could be similar with the others.
They also have £30 + vat on each for office/indemnity contribution whatever that is.
So you need to check the small print on the estimates and website "terms and conditions" etc for all of these.
I don't have a lot of time for large factory firms, but for what it is worth I've just completed a sale of flat local to my practice where the buyers were using Simpson Millar in Leeds. Their Kassam Boota was very careful and asked me all sorts of questions about the property and wanted to make sure everything was checked through and OK for his clients. From my point of view this was a pain, but if you were his clients you might have been grateful!RICHARD WEBSTER

Thanks Richard, we will certainly be reading the small print, Simpson Millar do look to be on the ball so we may well be swaying towards them. All we need to do now is sell our house and hope the one we're after doesn't get snapped up in the meantime!! I'll post again once we start to move forward and instruct a solicitor.0
