Getting worried that vendors may be changing their mind

    Called the EA, they have advised that they would chase it up and look into it so fingers crossed.

    mystery has been solved, thankfully the vendor is not pulling out or dragging their feet, its the Estate agents themselves that has caused the delay.

    The vendor is apparently abroad, he completed the paperwork his solicitors sent to them and as the EA are also management agents and the the sols needed management info ref the leasehold, they vendor sent the papework to the managing agents at the estate agency to forward with the management info needed.

    Well turns out the initial instruction was enclosed with that pack and the EA has been sitting on it!

    Frustrated it has taken until this week for my contact at the EA on the sales side to find out what has happened (despite several calls and emails during the process etc). Apparently the info has now been submitted and they've advised that they will call the vendors sols on Monday to check that they now have everything needed to issue contracts! So fingers crossed!

    I've decided to ring the EA tomorrow afternoon / Tuesday morning to check that they spoke to the vendors sols (they advised me that they will ring the vendors sols tomorrow am to check all received).

    Hopefully they will be able to confirm that all is ok now - fingers crossed!

    well there was another delay!! they got the instruction/management pack, but turns out that there was another form that needed to be signed by the vendor that the sols forgot to send! so until they received that would not send contracts to my sols

    Apparently the contract should be sent to my solicitor by tuesday (not that i am holding my breath!!!). that wish to be in by christmas is slowly dissapearing!

    Good luck Anna, if its any consolation to you, nothing seemed to happen with our purchase for weeks and weeks (the estate agents and the vendors solicitors were a bit useless, thank heaven my solicitor was there to keep us sane), and then it all came together in the end (albeit 3 weeks late). You might get in before Christmas.


    It seems there is always someone in the transaction slowing things down, and making it all hard work. Don't feel bad about chasing people!

    Thanks both, its just getting really frustrating at the moment, plus its hard to judge how much chasing is too much, i don't want to p people off, but at the same time it feels like if I don't chase nothing seems to get done in between!

    Chase them within reason. If they are doing their job properly they will keep you up to date and even if things are slow, what bother is a two minute phonecall out of their whole week?

    and so the saga continues...

    after chasing with sols and EA last week, my sols still had not received the contract, chased it again and got the promise would be emailed over to them (vendors sols claimed to mine in post already but not sure if i believe that).

    My sols have had a quick look at the docs emailed on Thursday (as she was out of office friday and the email only came through late thursday afternoon - so she had a quick look at attachments before she left) looks like most things come through (lease management accounts, holders minutes, projected service charges, fixtures lists etc) but the most important things - a copy of the actual lease and the contract, email from vendors sols stated that the lease was to follow (no date given) but the attachment with the contract was corrupted so couldn't open it.

    So again I'm going to have to give them a couple of days and then see if my sols have received the lease and contract!
