The report came back today with the following recommendations
Bay window - Cut back the existing render to the piers where there are vertical cracks. Provide stainless steel expanded metal across the full width of the face of the pier
and re-render.
Chimney - The chimney needs to be re-rendered.
In summary the costs for doing the above are suggested to be the following:
Front Wall 750+ Vat
Chimney 2,000 + VAT
Section 7.2 states ‘Generally speaking it is in good condition structurally although there is a lot of penetrating damp coming through and some relatively
minor superficial cracks which are described in the Report’.
Section 7.3 states The repairs are simply to re-render specific areas (the piers to the bay window and the chimney at the back of the property), merely to
prevent any further deterioration. Other minor cracks can simply be filled.
In section 7.4 it states ‘None of the movement causing cracks is believed to be progressive’. Which is in line with the original survey from earlier in 2014.
Hopefullly the positive outcome of the report should be okay for Virgin Money?0 -
Just recieved the following from my broker
Ihave spoken to higher levels and the report has been sent to the valuationcompany, they have 48 hours to respond but I have had Urgent put all over it sowe can get quicker. Once back underwriters will look and come back to mehopefully Friday.
Is the valaution company the same people who did the valuation? Whats my chances...0 -
I should of heard back Friday but nothing. The wait is killing me
