Movement in House

I have had two surveys carried out by virgin moneny, one in March this year and the other in December 2013. We didn't then go ahead for the BTL and have put in a new application in.. All going well until the survey has come back stating there is a progressive crack on the rear property. This was not picked up by the 1st survey and the second survey said it was historic and no movement in the property.

now I have to produce a structural report.

Can my day get any worse...

My dads a builder and has maintained the property since the 1970s and that crack has already been there and hes 99.99% there is no movement in the property...

    If that really is the case, then the structural report will surely confirm it, so there's nothing to worry about, right?

    Maintaining the property well doesnt stop ground movement. Any mature trees nearby?

    19.3.14 Survey in Section 3 it states:

    “Evidence of movement was observed in the form of restricted cracking to the bay. This is considered to be long-standing and non progressive and the prospect of further significant movement is remote”

    The 21.10.14 survey in section 2 states

    “Evidence of movement was observed in the form of cracking to the bay and rear elevation. This appears significant and likely to be progressive. A report should be obtained from a structural engineer/charted building surveyor and any recommendations should be carried out. “

    I hate to be the bearer of bad news, but I suspect a structural engineer will want to monitor the crach for 6 - 12 months to see if it is progressive.

    When phoning round structural engineers for quotes, before instructing, explain the problem and ask if my conjecture above is likely.

    If they all say yes, you might wish to reconsider your options before going ahead.

    Ok thanks. I will ask him tomorrow. My dad who is builder has maintained the building for last 30 years and the two cracks have already been there and has never caused and issue. The first survey picked up on these cracks and came to the same conclusion as my dad..

    So where did they come from then? There must be some movement to create them.

    yeah there was but not nothing has moved since my grand parents had the house in the 1950s..

    Sounds like you'll be the best person to do a structual survey.

    I just don't get how both surveys which were the most basic valuation ones be so far apart..
