I share the sentiment of bs0u0128. As a buyer, I'd prefer to pay 5k less for an identical house that had no 'extras' specced to someone elses taste, the garden does not look extraordinarily landscaped and I think it would be only a small minority looking for a fully furnished home. I may have misunderstood, but it seems the only extras included on top of your neighbouring vendor are the fitted wardrobes?0

Hi,
the extras are fitted wardrobes to all bedrooms, integrated full height fridge frezer, integrated dishwasher, washing machine. Bedrooms all have new beds, dressing tables, chairs. All rooms have curtains, blinds pictures etc. There is a sofa, dining room table, chairs, coffee table etc in the lounge. The bathrooms have full height mirrors. In addition to the main family bathroom there is an en-suite to the master bedroom with a dressing area. Basically, with the exception of cuttlery you could move in and not have to purchase a single thing. The front garden has block paving path with feature 'lamp'. I wish the photos were better so it conveyed everything. I think I will create a full itiniery list and give it to my EA.
Maybe I should just reduce it to the same as the other one then a purchaser would effectively get the £20k extras for free. I'll take the removable items with me if they do not want them and leave them if they do want them. Cant be fairer than that. What do you think?

the problem with having all that is that you take away someone having the fun of choosing their own stuff, its not necessarily what they would want, and so dont see it as a perk but just as something that comes with
most of that could go under fixtures and fittings, then charge the extra that way, let them choose what they want, take what you want, and put it at a market price that is for the building, not the contents, ud sell it quicker imo
most, or at least i, would rather not have someone elses curtains or blinds, certainly wouldnt pay extra for them, and would prefer to buy new, and my choice0 -
It's extremely unlikely that a FTB will buy your property. So people who already own furniture will be looking at the house. If the price includes beds, sofas, mirrors etc that will put people off. What are they meant to do with their furniture??
We bought a house which wasn't the showhome, but was built for the MD of the building company. It has things that other houses don't have in terms of layout and is on a lovely plot. The house next door was a standard one, and both were sold on at the same time (when the houses were about 18 months old). Our neighbours paid a few grand less than us for the house next door, but are now spending a fortune having walls taken down and changes made that ours already had.
At the end of the day we paid what we were happy to pay for the house. The previous owner wanted a grand for some hideous fitted wardrobes in the master bedroom. We weren't about to pay extra for a yucky wardrobe we didn't like when we already had freestanding furniture we liked.
I think you need to look at re-marketing it as a house without any of the furniture.
Edited to say - things that were 'extras' (non-structural) but were included with the house were a fitted fridge freezer, all light fittings (which were gorgeous!), some floating shelves in the study, a garden shed. People may appeciate light fittings and carpets being there, but not sofas!!!!:A MSE's turbo-charged CurlyWurlyGirly:A

I think the market's on the turn and you shoudl reduce the price and hope for a quickish sale.
I personally wouldn't pay over 200k for a new build 3 bed end terrace (townhouse is EA/Builder code for terrace and the 4th bedroom isn't at 6`x 8`) with only one reception room.
Cut your losses/profits and consider yourself lucky to get shot of it IMO0 -

I agree. I will probably reduce it a little more, leave the fridge freezer and all the added value extras that are fitted like wardrobes and light fittings. And take the beds and sofas with me...I can use them in my new home anyway. Wish I could take the wardrobes with me.
Then a buyer can bring their own stuff and put their own stamp on the property.
