As a rule you pay a hefty premium for a brand new home. It's now second hand and that premium has fallen a way. You may only be looking now at what you paid for it a year ago.

The house is number 4, end terrace (of three).
It is a builder's showhome. It is unlived in and everything is brand new. A potential buyer is buying a 'new house'.
I am not intending to take anything with me. The house at the other end of the terrace has the same layout but does not have the extras (Landscaped gardens, fitted bedrooms, integrated appliances in kitchen etc.)

This has been a problem with builders of new homes for years now.
They offer carpets, fridges, fitted wardrobes, etc. in the first time buyers packs, but the cost of these items was simply added to the mortgage.
A few years later and the house has only risen to its TRUE valuation in bricks and mortar while the contents in general have depreciated in value.
This leaves the owner tied to the house for much longer or selling at a lower price to move the property sooner.
Sounds as though you have a bit of this in your showhome scenario and that the true valuation will be closer to your neighbour's price.
Best chance is to match the neighbour's price and promote all your extras heavily. Cheers.0 -

May I ask, If you bought almost exactly 2 years ago, and haven't lived in it, and haven't let it out. Why did you buy it? Hi there,
Did a deal with the builder. They wanted a sale and had the showhome sitting there. So I bought it and then they lease it back off me. The property is used as a showhome. The rent covers the mortgage.
Now the site has come to an end, the lease will lapse and I can sell the property as a complete package. Please note that the total price I paid for the property was above £187,950 as I had to pay for the extras on top of the puchase price for the property.

grazzyman - get a friend or relation with a different surname, to phone up the EA stating they are looking for a property that has newish fittings, landscaped garden and 4 bedrooms in the properties postcode area with a maximum budget of 215K.
If the EA doesn't offer to show them your house then you know your EA is not working for you.I'm not cynical I'm realistic

So for the last 2 years the house has had Joe Public traipsing through it with their muddy shoes, sitting on the sofas, maybe using the "facilities" and generally placing grubby fingermarks everywhere?
Even if professionally cleaned I'm afraid I would consider the contents throughly second hand and wouldn't pay a premium.0 -
No. Flooring is replaced, walls are repainted etc. on a continual basis. When the lease expires, the house and contents will be new or as new. There will be no 'wear and tear' so a prospective buyer will have absolutely nothing to do. The buyer also gets all the soft furnishings, beds, curtains etc. Has all been tastefully designed but would also allow someone to stamp their 'mark' on the house if they wanted to. I personally like it how it is.

as a buyer, if i was looking at a showhome, i would expect it to look more modern, 'new', done up, gleaming, that kind of thing, but in the pics it does look like a lived in house, so for me, it would not command any kind of premium as it doesnt look showy enough0
