Landlord preparing an inventory vs independent

I am about to let out a property and it is £160 for an inventory and check in

I am thinking of doing this myself having seen how it has been done before and also to take photos

Is there a disadvantage if I do it myself should I have problems in the future and need to go to court or seeks costs back another way

Will independent stand more in a court or as long as it's signed by the tenant and I send it on email with photos and get their return email approval is this sufficient

I will pay the £160 and do it through the company If it puts me in a better position should there be a dispute but otherwise I am inclined to do it myself

Any advice appreciated

    There is a movement of thought that independent inventories carry more weight with the deposit scheme's arbitrators.

    However, I have yet to see evidence of that in a judgement handed down by an arbitrator. That said, my company uses a third party inventory clerk so perhaps there have been cases where landlord's own inventories are rubbished.

    The quality and thoroughness of the inventory is what matters, and the agreement/signature of the tenant.

    IMHO if the landlord prepares the schedule of condition himself them having the tenant to agree with the content is key.
    If it is prepared by an independent clear it should still carry weight even if the tenant does not explicitly agrees to its content.
