At what point exactly does a Title Plan get done on a house?

If a house doesn't currently have a Title Plan (ie from having last changed hands before Property Registration came in) then it will obviously get a Title Plan the next time it changes hands.

At exactly what point does that Title Plan get done and become available to buy a copy of? Is it the second the house goes on the market for sale (ie as part of what is necessary for it to be sold) OR is it at that point the house actually gets sold to its next owner and has changed hands.

In the case of a house that comes up for sale it is sometimes the case in some parts of the country that it might be many months before its next owner takes the house over. Hence wondering whether the Title Plan will be done and available at the point the house goes up for sale.

    If the property is unregistered then the title plan will be in the old style paper title deeds. Your solicitor will be sent a copy of the title deeds with the draft contract and your solicitor should send you a copy of the title plan to check all looks correct. The property will be registered with HM Land Registry following completion and the title register and title plan will become available to purchase by anybody at this point.

    Guess that answers that point, ie the Title Plan is available as from Completion of sale of house to the next owner then (even if it is a long gap between going on market and getting sold).

    This. When you purchase you have to know what you are buying. So your solicitor will send you the title plan as received from the seller's solicitor. If the property has not been registered before then it will be the unregistered paper title deeds; if these are missing then it should be a title plan drawn up at the time. In this latter case, an indemnity policy may be required in case anyone else comes along claiming to own the land. There may also be a need for statements from current owner regarding possessory title or adverse possession.

    Once the purchase has completed and the sale and property registered with Land Registry, the deeds and title plan will be available for anyone to buy.

    Careful with the word completion here as it can mean various things when referred to as part of the conveyancing process.

    For example when you complete on a sale/purchase the application to register is often not submitted some weeks later.

    If the property is unregistered and an application to register is then submitted the title plan will be prepared as part of that registration process. Once the registration process (not the conveyancing process) is completed the title plan and register will then be available to view/download online next day.
