    That is correct. However, this is not about understanding the language itself but understanding the real estate & sellers' tricks.
    I bought a house in Canada 6 y ago and I was EXTENSIVELY misled and lied to. Thank God, the law in UK is firm and sharp (not all the time hehe) compared to the loose status in Canada. It has been so painful experience there. The lawyers themselves lied to me. My lawyer wanted to complete the transaction and then to drag me into this: "you now wish to sue them".

    First language or not, it doesn't matter.

    I was replying in general terms, especially considering that some of the replies in this thread shows that more than one poster is not too sure about the meaning... but did not look into a dictionary (which is as simple as Googling the word, these days).

    Even if English isn't your first language I'm surprised that you're so confused by the estate agents wording, "extensively refurbished" is a phrase they use a lot so it's a strange thing to get hung up on. I would assume it means they have redecorated or done work to most of the house.


    Thanks. Again it has nothing to do with the English or Spanish. I am careful ..plz read post #12. Having been through this forum I also found too many (English 1st and last language) who are confused by small things.

Because of my past experience in Canada I wanted to ask "do (seller and SA) mean it or (from your experiences) could it be just marketing issue?". By the question I also wanted to seek advice regarding my rights to request the documentary evidence of what they advertised.

    But surely when you view the house you will be able to see for yourself if it has been refurbished or not? why would you need documentary evidence of that?

    The area is Selly park Road. You can actually look at the Selly Park and Selly Avenue from the window or living room.

    "extensively refurbished" means that the refurbishment was extensive, which means that it affected a large area of the house.

    You could say "they re-did almost everything" if you only wanted to use only the 100 most common words of the English language.

    The problem lies in the interpretation of the description "extensively refurbished". Slapping magnolia paint throughout large areas of the house is not the same as installing a new kitchen and bathroom...

    I guess I would need it for the extensions done and also to check the building regulations. Am I correct?
