Estate agents either lying or choosing to be wilfully ignorant/hiding details

I highly doubt the estate agents are acting illegally. You've acknowledged yourself that they have advised that the building is listed, you've also acknowledged that it is possible to make the changes the other buyers are eager to make.
Estates agents are always going to act in the best interests of the vendor and themselves.
The other buyer may have asked if it was possible to add a bathroom upstairs, the estate agent may have responded that it's possible with the correct consents, there's nothing factually incorrect with that response nor is it misleading. If they wanted to I'm sure they could use those terms in the marketing of the property in question.0 -

In post #1 we are told that the interior is 'completely unadaptable'.
In post #21 it turns out that its just 'not guaranteed' and '50:50 at best'.
So, while we are asked to give advice based on speculation (on what these other buyers may or may not want to do) and inconsistent hearsay from the OP, we haven't actually seen the wording of any advert or property particulars.
If we can see a rightmove listing that details the listed status, also states that the property is fully adaptable despite the listing and finally doesn't contain any of the regular disclaimers involved, then there might have a case for complaint.0 -
