    Dimbo I didn't realise they have to be signed up to ARLA (or similar) I will look into it many thanks.

    They don't...anyone can set up an agency with no qualifications or certifications. It's a question..are they members or aren't they.

    Since 1st October 2014, letting agents in England have to sign up to one of 3 schemes:

    * The Property Ombudsman
    * Ombudsman Services Property
    * Property Redress Scheme
    the bottom line here is what can they actually do to me?
    You need to read the terms of your lease. They can enforce the lease. For example, if it says no subletting is permited (or not without the freeholder's consent) then they could enforce that. Some leases say this (or similar) some don't!

    read your lease.

    There may be other terms which apply, and if you are breaching any other terms they can use that to your disadvantage.

    If you are squeaky clean, then you can ignore them.

    Get evidence and follow up the racism if you wish.

    Or discretely keep them happy by vetting your tenants so as not to annoy them (I'm not, of course, advocating any illegality on your part....)
