Focus on convincing the woman (if it's a couple buying), as she'll have the final say.

Very true selling point ! Good luck
A bit of a generalisation - what's happened to the little lady who has promised to love, honour and OBEY her husband!

We has some second viewers who asked me to look after their toddler twins while they looked round the house. They were a b!!!!!y nightmare. They came in with sticky lollipops jumped on my sofas with very little parent intervention. One of them put his hand in the fish tank and the other chased my cat around the house.

Sometimes viewers put themselves on pedestals because they know you want them to buy your house.

The kids are older now and live locally, and we have some joint acquaintances, but I won't forget
Never again will the wolf get so close to my door

I think I sang through that vow in church, or went to the loo.

That bit is optional and most women don't say it (and some of those who say it don't mean it!).

My advice re: a second viewing it just to stand back and let the viewers take their time. I really don't enjoy first viewings as the seller/estate agent just keeps yakking on and following you about. On second viewings I really just want the chance to stand there and look at everything and actually try and imagine living there.
  • Thanks peoples. Interestingly two people turned up of the same sex, so can't determine what the situation is there - who's wearing the trouser and who's wearing the skirt.

You could have faux naively point out there's two bedrooms in the property so each would have their own room...

Perfect. We sold our last house to two gay blokes. Not a problem for me and as the EA said, they have double income to pay the mortgage. However, when they talked about were to put the hot tub in the garden, I decided that was too much information.

Double income to pay the mortgage...so, no different to any straight couple then? What's the problem with having a hot tub?
