Viewer requests second viewing...

...what will they be looking for?

My house I'm selling is generally in good condition, and kept it clean on the first visit. Wondering what more I can do to encourage the sale on the second visit?
Student loan: Cleared.

    We viewed a few properties twice, I used it to make sure we definitely felt right about the house, or if I went without OH or my parents we'd go a second time with them. We didn't always get the same feeling we had when we viewed it the first time. There was only one we liked again at the second viewing - the one we bought. Just make sure it's tidy like you did on the first viewing. They may be slightly longer maybe they want to take measurements to make sure they have the right space for certain things

    your viewer is about to spend the most money they will ever spend in their life. don't you think it is reasonable that they make sure they are happy with their initial gut reaction ?

    a second viewing is just that, go have a look and make sure everything you remembered or were impressed by first time round still holds water the second time

    as by definition the viewer is somewhat more committed to your property rather than merely looking at yet another property, they may want to measure up to make sure that their specific needs will be met (eg existing furniture etc), they may want to spend more time just imagining living in t your property, they may want to ask more specific questions, they may want to talk to your neighbours

    surely when you bought the place yourself you had a second viewing? cast your mind back to what was in your mind at that time!

    A second viewing is a good sign. I only ever do this if I am seriously considering the property. For me the first viewing is getting a feel for the property and seeing if I like it, I then like to reflect and quite often you feel that you need to look again in more detail.

    I don't generally look at anything different, I just make sure that it is definitely the property I want to commit to. Second viewings are standard before people make an offer.

    1st viewing is the wow factor when you see a house for the 1st time that actually has the potential to be "the one"
    2nd viewing - you take off the rose tinted glasses and look for the bad things/ layouts you never noticed on the 1st visit
    3rd++ viewings - measurements, possible renovatios etc

    I tested the shower on a second viewing!

    I just looked more practically at the house than I did the first time, looking for damp patches, poor finishing, where furniture might go, quality of fitting and fixtures etc...
    Should've = Should HAVE (not 'of')
    Would've = Would HAVE (not 'of')

    No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

    We accepted an offer last month and we had 2 couples come back for second viewings. What did we do differently on their return....we changed the bed linen!

    Be prepared to be asked about council tax bills/gas/elec/why your moving/where you are moving to/have you found a house yet/will you be prepared to move quickly/have you had any other offers or interest?....

    Let them take their time.

    We has a second viewing on 2 properties before we made any offers. We measured up some areas that we thought our sofa might not fit in. We looked for things wrong with the house, as first viewings you tend to fall in love with it!

    what more I can do to encourage the sale on the second visit?

    Use the classic sales technique of speaking as if the sale has been agreed -

    "This room is lovely and sunny when you're having breakfast", "There's ample parking for when your friends visit", etc.

    Focus on convincing the woman (if it's a couple buying), as she'll have the final say.
