Window problem

My house is up for sale and has been agreed to be purchased by a company that pays cash for the house. well just got the solicitors letters through and when signing the paperwork we came to the section on windows.
when we first moved in, the house was a shambles and we got windows installed by reputable builders as a favour to my fathers friend (also a builder). we got the job done, nothing more thought of it until now....you guessed it, no fensa cert and nobody from building control has looked at it.
i've heard indemnity insurance is pretty much useless so our only real option is building control.
however - though i know they basically just come out and look at the external work done and say "yes" or "no" (based on what ive seen others post on forums anyway), i did read that if theres no kite mark on the glass, they'll automatically turn it down.
ive examined the windows till blue in the face but cant see any kite marks. the ONLY thing on anything is a mark on the front door double glazing (also installed by them) that says "Poltuf BS6206A Glass".
as first time buyers, we had no idea about this aspect of things and feel pretty stupid. we're not sure what to do now, and don't really feel confident the building control guy would give it the all clear due to the absence of kite marks. We *know* the glass is toughened due to the amount of bangs and clangs its had through the years, but thats not much use to whoever comes out and looks at it.

When did you have the windows installed. April 2002 is where you need the certificate. Before that point, it is not required at all.
Indemnity is useless but only because enough time has passed that you can be fairly sure that Building Control are not going to take out a court order against you to replace the windows with complying. It doesn't mean that your buyers won't be happy with that! Ridiculous but true.
There is nothing wrong. Buy the insurance if it makes them happy. It's no deal breaker.Everything that is supposed to be in heaven is already here on earth.

Just offer the indemnity insurance if they ask for it. You and I know that there's virtually no chance that building control are going to start court proceedings against you, you rbuyer probably knows that too. I'm sure they'll just be happy that it has new windows.
If their solicitor asks for insurance, just pay for it.
It's no deal breaker. I'm sure your windows do the job they are meant to!Everything that is supposed to be in heaven is already here on earth.
