Landlord won't clear garden...

  • Hmm, methinks you may be right, but why so over a minor issue?? Strange.

    Quoting the OP;

I've got another 6 months before she can try to evict me. She has no grounds.

Why on earth are you thinking that way?, you said you where the perfect tenant, if you are she won't do that and they will fix the issue. Stop panicking.

Minor issue? We moved - lost one bedroom & rent increased from £400pcm to £250pw because we needed a garden. If that amount of money is 'minor' to you, then I'd like your cashflow, please. Thanks.
    I can't add up.

Nothing to add but agree with the idea that LL say whatever they want to get a sale, in my last 2 properties had 1 LL say he was putting in double glazing as it was so cold that I needed to wear 2 hoodies in house and have a heater on(and normally I need to go to bed in underwear even in winter as I get sweaty) I was there 3 years and nothing, then 2nd place had a gas leak when I moved in from dodgy cooker and LL said he was buying a new electric one and it would be installed in 2-4 weeks, 18 months later I moved and it wasnt installed and he claimed he had to buy a new cooker as the old one was DIRTY!

You wanted to pay an extra £686 each and every month for a garden!

What sort of money are you talking about for just tidying the rest of the garden? You have invested £686 each and every month in the project. Is it worth jeopardising your tenancy for another few hundred?

Yes, the landlord is at fault and it is not fair - but if you (even justly) antagonise her you are throwing away all that money. Is there rubbish/property she doesn't want to be disposed? Or do you just not want to pay for the disposal?

How acceptable will the garden be with no alterations, just cleared up?

I don't need alterations to the garden, it's literally just loads of 'stuff' left in there from the previous owner that we were told would be moved at some point soon after we moved in.

It just needs a skip, a clearance company or something. We are streched to our maximum paying the extortionate rent - the landlord is 26, so her mortgage is somewhere close to £290pcm most likely if not lower, so it's not like we're not paying enough for her to be able to keep up her end of the deal. We simply cannot afford - and shouldn't have to afford - to clean up her mess.

I'm looking at it from this point of view: I'll have to fork out close to £300 + £100 I already spent to have the privilege of getting what I've been paying for all this time anyway. I already pay for a garden, why am I having to pay for it again just because she wants to make a tidy profit from the rent & not put anything back into the house?

To give some perspective - the houses on this street (and in this area) are 75k to buy.
    I can't add up.
  • Maybe try talking to the LL. Say you'll tidy it no problem, you'll organise it all, sort it all out if she covers the cost of the skip/few hours labour as required. get a quote, send it to her and see what she says!!.....
    Alternatively
Tell LL you have rats in the garden, the council/Enviro. Health have been round and told you the garden has to be cleared as it's not helping. As it's not your stuff you aint doing it but you will be happy to organise it if she'll cover the cost of skips and labour...

Always offer your help like you're doing her a favour !!

Woah back off, as Phill said earlier you really do have anger issues.

To recap you said nothing about the above then when I and others try to help you throw in stuff we didn't know about and blame me/us for not advising.

I think I know why your landlord want's rid.
I like the thanks button, but ,please, an I agree button.

Will the grammar and spelling police respect I do make grammatical errors, and have carp spelling, no need to remind me.;)

Always expect the unexpected:eek:and then you won't be dissapointed
  • I can understand that you are angry, I have been where you are. I have lived in places with lazy f e c k less useless landlords/ladies, BUT what I say still stands, there is nothing you can do, they know this, and that's how they get away with it

If the sacks of sand are still there, could you put them on Freecycle or Gumtree to give them away? I'm sure someone would happily take them off your hands.

I think warmhands.coldheart has the best advice so far: a compromise and yes, mention rats if all else fails! I don't think you have anger issues - I think you are right to be p***ed off. If you have no luck winning your LL round, then at least if you pay to get rid of the junk yourself, you will no longer be wasting the extra rent you are paying each month.

Also, definitely have a look at all the garden DIY stuff available as Giveaways on Freecycle and Gumtree. Even piles of earth, rubble, bricks, could be useful to someone.

A scrap metal merchant will happily take any metal items for free.

    Good luck
Look at it this way... In a hundred years who's gonna care?

something doesn't sound right...if you think the LL's mortgage is less than £300 a month, how on earth can she charge £250 a week for rent
