    Having just been a 1st time buyer I would refuse and call their bluff. They have already committed thousands they will not pull out over this. I would wait untill the 11th if you wanted to be really smart as they would be needing to give 1 calendar months notice so will be handing that in on the 9th/10th.

    They want the EA to have a cheque written out to the buyer which he will hold onto and give to them on completion.

    well THAT is a non-starter!

    Having a rent overlap is rather normal. Not your problem, especially for ten days. The original offer was made with knowledge of their own circumstances and the risks they bear, it's not as if you have changed the facts of the deal.

    So I agree with the others who say push back on this. Obviously only you know the cost to yourselves if it doesn't work out.

    Often EAs will push whichever party they think is the weakest to get a deal done. But given how involved they seem to be in this scheme, including the looking after the cheque idea, then I would be a bit suspicious.

    Just to play devil's advocate... have you spoken directly to the buyers, or are you relying on the EA's feedback?

    Things may not be as you assume - especially if your buyers are FTBs. Typically, FTBs don't do the last-minute 'blackmail' stuff. It's the experienced cynical investors etc that do that kind of thing.

    For example, could it be that your buyers are 'starting to get cold feet'/'worrying that they've paid too much' etc? So the EA is pandering to them (with your money!) to keep them on board.

    It's probably worth considering all the options before doing anything rash! Maybe try to get more insight from the EA.

    On the other hand, being a bit more cynical, if they're stalling over exchange and you have a good reason to want to complete by a (rapidly approaching) deadline, this does sound suspiciously like a gazundering situation. I'm sorry to add more stress, but it's something to be aware of - you might want to have a good think about what you'll do if they delay until the very last minute and then drop their offer.

    Also, have you checked through your solicitor that their mortgage company will even allow you to give them this cheque? Surely if their solicitor is doing his job honestly he'll have to tell them and it will count as a vendor gifted deposit?

    Maybe you could agree to give EA a cheque, on 24th October (a Friday) which was your agreed completion date, and then call up the bank and cancel it? Buyers won't know until they try to cash it, (Monday morning at the earliest, won't clear until Weds/Thurs) by which time, you will be out of the country and safe from their wrath!

    Your house will be theirs, their money will be safely in your bank account and you can do what you like with all of the lightbulbs, sink plugs and curtain rails that you have taken with you ;)

    Don't forget to leave loads of crumbs and titbits for the mice and spiders! :D

    I wouldn't do as the above posted said - nor would I give in to them, they seem to be taking the mickey as you say, so call their bluff if you are feeling bold.

    i'd really consider leaving something unpleasant under the floorboards and also in the loft if I was OP.
    Husband is an insurance broker/risk assessor and wife IS the solicitor doing her own conveyancing, so not sure how "honest" a job she is doing..

    it definitely sounds like you could do some investigation with the advice given about this - I'd hate to be sterotyping those professions but it wouldn't surprise me if they weren;t being 100% honest and would pull a gazunder on you...

    Get it serviced, exchange, and hope nothing goes wrong with the boiler before they move in ;)
