Selling my home- advice please

Hello


I've lived in my house 23 years and now need to move out of the area. I'm selling privately because its a very insular area where peoples families move in; it would be pointless putting details out widely due to how houses are sold round here.


Now I've decided- I've had advice here before and have been endlessly discussing with friends- I'm feeling really anxious. There is work needed on the house- outside needs painting soon, gutter needs attention (just started leaking at joint), new carpets needed and general decorating in most rooms. How do you factor this into the asking price? I know whoever buys will replace the stained glass windows- its not necessary but almost every other house on the road has upvc. This is personal choice but do I reduce the price for this?


I'm having a valuation tomorrow.


Thanks in anticipation- I'm single and don't have someone to bounce ideas off/share the burden with so any advice is welcome

    I would imagine that whoever is doing the valuation tomorrow will give you the value for the state it is in now. I would put it up for sale for that amount and see what offers you get.

    the valuer was lovely and very helpful. confirmed my thoughts that a local family would buy it. i'm unhappy its worth less than a year ago but that's life. he advised me not to do any work on it and that it was fine condition wise.
    am slightly tempted to use EA because he was so nice, but think i'll bite the bullet and do it myself- or is that a mistake? seems like £1800 for a service that I can provide with help of friends. thoughts welcome. i'm in Bradford btw

    There is no reason not to do it yourself if you think you can generate enough interest. Perhaps try it yourself and then go to an EA later if you have no luck.

    I bought my house 10 years ago with no EA, I bought it from a friend who happened to hear me grumbling about the lack of suitable houses and she offered to sell me hers. My mum moved last month into a house that she found by driving round the area she was interested in, it had a home made sign outside so again, no EA involved at all.

    its a bit sad but I feel like I misled the lovely EA, by not saying I was thinking of selling it myself. I have an overdeveloped guilt complex


    but I guess the extra £2000 i save selling it privately will help cushion the blow of the low selling price

    Please don't feel guilty for a second. All of the estate agents are so lovely and promise the earth til you sign the contract. Sounds like you have the perfect chance to sell it yourself. And I agree with the previous thoughts about not doing anything to it. We have viewed so many properties and a bit of decorating etc doesnt really put us off. I think you either spend a few hundred and spruce the place up as best you can, or do nothing to it. Declutter as much as possible and spend a wee bit of money getting your own leaflets made up and do a leaflet drop through doors in the area.

    they are not interested in you remotely, nor do they care once you sign on the dotted line. look after no.1 and if you fail to sell, get 2 more valuations along with costs for selling etc

    A vast over-simplification which reduces all EAs to the lowest among them, but I agree completely as regards getting at least 3 valuations.

    I got five, but I'm a glutton for punishment! :)

    The girls we had at estate agents were very good and worked hard for us.
    We had no complaints.

    Can u not get another EA in to give you a price ? as looks like you only have had 1 agent in. Your stained glass windows sound really nice to me so hope who buys your house keeps them in .
