            If you really think I've been rude to you, then I apologise - that certainly wasn't my intent, nor do I believe I have been. If you've found my suggestion that there may be issues you haven't considered, or that the vendor may perceive issues differently to you, unhelpful then please rest assured that my intent was the exact opposite.
 FWIW, I see no banner saying you're new or requesting I be particularly nice, because that banner isn't on the new forum test style that I'm using. But I wouldn't have answered any differently if you'd had 1 post or 10,000 to your name - because I find that an irrelevance, since I answer posts purely on their content.0

            Thanks for your reply. I have considered that she may say no, but I'm going to ask anyway. If she says no she says no - not much I can do about that. But if she says yes I would have save a couple of grand. This is why I found your comments unhelpful, I had already considered her position as a seller.

            Most vendors would be unlikely to reduce the price if the survey states that the offer price matches the valuation allowing for the points noted.0

            I am selling my house which has wooden double glazed units which have blown in two of the windows, they have been like that for three or four years now, they are not very attractive but are still effective (ie do not leak and keep the heat in etc) so if your seller won't accept a lower offer, and I wouldn't from my buyer as it's purely cosmetic, it may be the windows don't need replacing as soon as you move in and you can do it in time when you can afford to.
 I'm sorry but I can't see anyone was rude to you on this post only that you don't agree with what they say. House buying is stressful enough without getting wound up by posting on here.
 I hope your seller is in a position to accept a lower offer from you but please don't be surprised if they don't you probably stand to loose more by walking away then they do.
