  • I think you are right Cautious Optimist, it makes perfect sense to have a bit more trust on a long established business, of any sort, than a brand new one where you have no chance of getting any kind of information from past clients

    You mean trusting a well established business over one that has just popped up in a side street?

    Personal experience.

    So you're saying it's better to use an agency such as Foxtons then, that's been around for decades and has many offices, than a small independent agency?

    Ah, is this the common sense where I'll learn to admire Lithiuanian women, discover that American women are less likely to form short intimate relationships with men, and that as a woman the thing I'm most interested in when it comes to men is their bank balance unlike when I was younger and was apparently only interested in cool guys?     I'm not sure the plight of Lithuanian women are even accidentally related to letting agents......But whatever floats your boat I guess. :D

    I'm saying an agency like Foxtons are less likely to shut up shop overnight and disappear abroad with customers money.


    Obviously agencies like Foxtons will charge more.
    But I'm talking about well established local estate agents, not high end London ones.

    I didn't say these things were "common sense".
    "Common sense" is not eating yellow snow.

    These are observations, based on my personal experience as a man.
    So as a woman, you are very unlikely to develop such experience...
  • Just remember anyone can become a letting agent: No qualifications are needed, no training, no oversight, no membership of any trade body, no criminal records check... Bonkers!

    The agent is just that - the agent of the landlord, and the landlord is entitled to everything (he'd be the one suing you..). Many agents claim they can't pass info on to landlords due to "Data Protection mate": They are wrong.

    But, to get back to the OP, if you don't supply the information then you wont be a guarantor and your son wont be renting the flat.

    Obviously, other agents and LLs might not check you so thoroughly, but I'd say it was a good thing that they do. At least they are doing their job properly.
