En-Suite in Master or Guest Room?

They said the plumbing etc isn't an issue as they have only just started renovating. So I can decide where things go without restriction. The exclusion being the windows!
I think from the response, Master bedroom in the en-suite is the most sensible idea, and I will put it in the lower left hand corner!

A developer needs to design a house with the bathroom in the centre and direct access from all bedrooms, then advertise the property as having a "shared en suite bathroom".
It's be fun looking at the prospects' faces trying to figure that one out.

The master bedroom doesn't look a massive amount bigger than the second bedroom, what are the room sizes? Is it really worth losing the space to an ensuite? One bathroom for two people seems like a good ratio to me

So you plan to swap the existing kitchen/ lounge with bedroom?
I don't recommend you doing that! Looking at the existing layout, I would assume all pipes are at one side of the building, you could possible create problem yourself.
Also, people above/ under you may want to stay up late in the living room, if you want a early sleep one night, it could be noisy...

I should mention that the whole building is being renovated at the same time. 3 floors, and I am first floor. I have had a look at the flat plans above. There will be only bedrooms. But it is a good point you made, if I was above/below a living room! Oh, and for the flat below, the lounge is also at the front of the property, so it would be kinder for the flat below
And I believe they will be replumbing and redoing all the electricity. I am assured, that pipes etc aren't going to be an issue for them, as they will be stripping floorboards etc.
I also chose to swap the kitchen with the bedroom, as the front of the property looks out onto this beautiful park. I thought that it would be nicer to have the lounge overlook the park?
I did think that scrapping the en-suite would actually be a good idea to make a bigger master bedroom. Unfortunately, realising this only now! I have since already paid the fees plus my property has been surveyed to include two bathrooms. The valuation of which was under the asking price!! (but that's a separate issue). If I retract the ensuite, the valuation may go down and I fear I may not get a mortgage! The owner is not willing to budge on price.
So to keep things simple, I will probably stick with the ensuite option, but have an extremely small en-suite? It is a shame I didn't discover this forum at an earlier stage!0
