En-Suite in Master or Guest Room?

Hi There!

I'm having difficulties deciding. I am buying a 2 bed flat 1 bathroom under renovation. But I have paid extra for an en-suite (shower). Initially I thought I would put it in the 2nd bedroom as I would be able to rent it out more easily. But now there are a few things that have made me think, maybe it should go in the master?

Essentially the flat isn't too big so any space is precious.

Design
The flat is Like an '[' shape
One end is the kitchen lounge. The 2nd bedroom is in the middle. The Master Bedroom is at the corner and adjacent to the Bathroom at the end.
Master and 2nd bedrooms are adjacent each other.
2nd bedroom is small
Master bedroom is spacious than average.

Here are a few pros and cons for each option. I wondered what the majority vote would be?

En-suite - Master Bedroom
Pros
1. Super convenient - if i need loo / sink
2. Possibly less space used compared to it being in the 2nd bedroom

Cons
1.The main bathroom is already next to me
2.I would probably want to use the main bathroom (shower in a bath) for having a shower than a small en-suite shower.
3. My tenant would have to walk past my bedroom to go to bathroom, potential for waking me up? or Maybe not.
4. Lower rent value?

En-suite - 2nd Bedroom
Pros
1. Better rentability value - it will also compensate for the small 2nd bedroom.
2. I don't have to share with my tenant - they can independently buy their own toilet roll etc
3. Theres no risk of being woken up as tenant won't need to walk to main bathroom at all.
4. If I don't tenant it out, it would be nice for guests.

Cons
1. I would have to use main bathroom - but it's only next door..
2. Extending Ensuite means this cuts into the space of the master bedroom. Which is ok. However, although I have requested acoustic soundproofing, I wonder whether I will still hear the noise of shower/toilet? It's a risk.
3. I won't ever get to see tenants en-suite - they could be very messy and dirty etc. / and I won't be able to control that.

Sorry, this is all minor issues! but I'm not a risk taker, so the safest option is always the best!

    If the 2nd bedroom's that small, I'd definitely not add an en-suite to it if it means not having one on the master. If you do rent it out, YOU go in the 2nd bedroom and rent out the bigger one with en-suite. Would that make more sense?


    Think of your resale - who's gonna want a master bedroom with no en-suite, and a small bedroom with one?


    You could always add the en-suite to the 2nd bedroom and make the main bathroom a 'jack and jill' type one (2 doors, one from your bedroom) in case you do decide to keep that for yourself.

    I won't even consider renting your room if the only bathroom need to get pass your bedroom.

    Personally, I don't think bedroom 2 is large enough to take the space out for any kind of meaningful en-suite. You could do it in bedroom 1 (at the top of the diagram, not as originally marked), probably in the lower left corner - but what'd the plumbing routing be like? Upper right would make plumbing easier, but would take your window away.

    I take it the swap-over of bed1/kitchen-lounge is "official", and that you're not going to find yourself with nowhere for the kitchen waste plumbing?
