5.(15.04.2014).Restriction: No disposition of the registered estate by the proprietor of the registered estate is to be registered without a certificate signed by LAND 2 LTD.
End of register
Questions:
1. There is no C: Charges Register. In another word, there is no the history of this property. Is that normal??
2. The lead term is from 1 Jan.2005, but the registered date is 12 Jul.2013. Does it mean it never been registered before??
3. As far as I know, the new landlord is LAND 2 LTD. But why this is not put in Part A after point 5? ((30.07.2013) The landlord's title is registered)
4. If in the future, the landlord is changed again, will anybody inform us? What should we do? Do we need to pay some solicitor?
5. When we bought this property, we were in the UK. So the address is UK address. Now, we are in Spain. Is it necessory to change to a Spanish address if we are not planning to sell in a short time?
Sorry, I do not know UK properties law very well. I hope somebody help me with these questions. When we bought properties in Spain, the title deeds itself has the copies of our passports and resident info and it is freehold. So we do not have these problems.
Thanks

Hopefully the Land Registry Rep will be along, but I'll try:sandraspain wrote: »

I assume you did not buy with a mortgage. Hence there is no Charge on the Lease
2. The lead (lease)? term is from 1 Jan.2005, but the registered date is 12 Jul.2013. Does it mean it never been registered before??
Is this a newly built property?
Or a house recently converted into flats?
The lease was created in 2005, but was not sold till 12/7/13 at which time it was registered.
3. As far as I know, the new landlord is LAND 2 LTD. But why this is not put in Part A after point 5? ((30.07.2013) The landlord's title is registered)
The landlord's details will be in Part A of the Freehold Title. (this is the leasehold Title).
4. If in the future, the landlord is changed again, will anybody inform us? What should we do? Do we need to pay some solicitor?
The new landlord should inform you. No, the Land Registry will not. If/when you receive an invoice for ground rent etc from someone claimimg to be the new LL, you can always pay £3 to the Land Regisyry and get the current Freehold Title to confirm the name
5. When we bought this property, we were in the UK. So the address is UK address. Now, we are in Spain. Is it necessory to change to a Spanish address if we are not planning to sell in a short time?
Very wise. You can register 3 addresses with the LR and they will write to all 3 if any changes are made to your Title. See link below.

G_M has largely covered it but will add some 'extras' which may also be of help
1. The C Charges register is not the historical record but simply a record of current interest which affect the title, namely charges/mortgage (as mentioned) but also any rights of way over the property, restrictive covenants and so on. If yours is silent then there are none of these registered.
2. A lease can be granted for a term of years which starts prior to the actual date of the lease itself - the devil will be in the detail, namely the lease itself.
3. The short particulars of the lease are recorded to ensure that you are referring to the correct lease when you view the title. The particulars will therefore refer to the original parties to the lease and this would not change, even if the actual landlord/freeholder changed. As G_M states any changes of ownership of the freehold would be shown on the freehold title.
4. The lease may contain clauses to explain what may happen in the future should the freehold (or leasehold) be sold etc - again the devil is often in the lease detail re such things
5. Definitely update your address details as explained by G_M“Official Company Representative
