All this waiting for my vendor to reach exchange has made me rather pent up that i'm near ready to pull out, they really are working my last nerve!
Going on holiday soon so trying to plan that but really this comes back to haunt me when I get losing patience again.
How can I stop letting it consume me!!!?

God, grant me the serenity to accept the things I cannot change,
The courage to change the things I can,
And the wisdom to know the difference.
Now go make yourself a nice cup of tea and get planning your holiday.
Alternatively you could move to Scotland where you do get all these silly chains when buying and selling property.0 -
We were where you are 4 weeks ago and, despite knowing it was a stupid thing to do, I was ready to pull out just to spite the vendors and their solicitor who were out of this world awful.
However, we have now been in our new house for 3 weeks and all that stress is in the past.
*what Pixie said* but I know it's hard.0 -
Problem is my vendor has issues on the property they are buying so still after 15wks of them getting this place it shocks me that only now these issues come to light. Then transfer of freehold too needs doing before exchange can even take place. This is why i'm upset becuase they are dithering so much that its tempting to spite them!0

Like Halle said, you will forget about the stress once it's over. Try not to get too attached to any idea, in case it doesn't happen, and remember this too shall pass.
Try not to get too annoyed at the vendors, they are probably just as frustrated as you that issues have come up, and problems can be tricky and exhausting to resolve.0 -
After 9 weeks of hell (make that 12 as I worked my bum off to get the house market ready for 3 weeks before we sold) we finally exchanged today moving in new place on Monday.
It's not easy, it will get worse but you will reach a point where it will be in the past.
Hang in there and vent in here
Good luck and have fun on your jolly. 0 -
We were there too a few weeks ago, 20 weeks to buy an empty house is a joke but hang on in there. Pulling out now is like cutting off your nose to spite your face. If its a house you really want it will be worth it in the endIf i knew the answers to all the questions i wouldn't be on here

That's nothing compared to the stress once you pick up the keys, realise it's smaller/grubbier than you remembered/thought - then discover a raft of annoyances, involving costs, over the next year or so!0

Welcome to the world of grown ups where we can't get our own way all the time.0

I really can empathise with you OP. We are 10 weeks into our house buying. It seems that everything was already in place 2 weeks ago, our mortgage offer has been issued, vendor answered all the enquires. But we have neither seen the contract nor known if the searches came back ok.
This is the 2nd flat we are trying to buy, so if we count the last one that fell through. It has been 9 months now...
What is worse... we are able to afford the property because my terminally ill family member really wants to see us settle before he goes... we never mentioned it to the EA or solicitor because we don't feel it's necessary. However, looking at your beloved one's health getting worse progressively, it just seems like nothing is in my control.:( My partner also doesn't seem to think that I should get upset over things beyond our control:(
Didn't mean to dampen anyone's mood, but I am sure if it's meant to be, it will be. I am hopeful that we will get there very soon.
Good luck everyone!0 -
Omg! So after me asking my solicitor to return my 10% deposit via cheque he's only gone and taken off disbursements and fees totalling £500! With no statement to explain breakdown, he never told me he'd be doing that. I've emailed asking him why taking off now considering fees should be paid upon completion, now I'm livid!0
